POSITION SUMMARY
The Property Manager Controller is responsible for overseeing the financial operations and reporting for a portfolio of commercial real estate assets managed by the firm. This role partners closely with property management and corporate finance to ensure accurate financial reporting, strong internal controls, cash management and alignment with investment and operational strategies. This individual will play a critical role in bridging property-level operations and corporate finance, ensuring compliance with regulatory standards while driving financial performance and transparency.
KEY RESPONSIBILITIES
Financial Oversight & Reporting Oversee full-cycle accounting for a portfolio of NNN government leased properties. Review and approve monthly, quarterly, and annual financial statements for assigned properties. Ensure timely and accurate reporting of property-level financials to internal stakeholders and external investors. Analyze operating results and variances portfolio-wide. Budgeting & Forecasting Lead annual budgeting process in partnership with property managers and corporate finance. Monitor and update forecasts, identifying risks and opportunities. Provide strategic financial insights to support asset performance and value optimization. Property Management Partnership Collaborate with property managers to ensure financial discipline and operational efficiency. Support lease administration, rent rolls, annual reconciliations, and tenant billing processes. Provide cash management guidance on large tenant driven projects and capital decisions. Cash Management & Controls Oversee property-level cash flow, including disbursements, collections, and reserve management. Monitor banking relationships and ensure proper segregation of funds. Implement and maintain internal controls to safeguard assets. Team Leadership Supervise and develop property accountants and/or accounting staff. Establish best practices, standard operating procedures, and process improvements. Foster a high-performance, collaborative team environment. Audit & Tax Support Lead and manage the property accounting team on audits, filings, and regulatory reviews. Maintain strong internal controls and ensure compliance with US GAAP and firm policies and procedures. Coordinate with external auditors and tax advisors for property and entity-level audits. Support tax reporting, including property-level allocations and documentation.
PREPARATION, KNOWLEDGE, SKILLS & ABILITIES
Bachelor's degree in Accounting, Finance, or related field (CPA preferred) 7-10+ years of progressive accounting/finance experience, with a focus on commercial real estate 3-5+ years of experience managing people and teams Experience working within a real estate investment platform strongly preferred.
TECHNICAL SKILLS
Strong knowledge of real estate accounting principles Deep knowledge and experience working with property management and accounting systems (e.g., Yardi, MRI, or similar) Advanced Excel and financial modeling skills
LEADERSHIP & BUSINESS SKILLS
Proven ability to lead teams and influence cross-functional partners Strong analytical and problem-solving capabilities Excellent communication skills, with the ability to translate financial data into actionable insights Strategic thinking and business acumen
