Property Manager Multifamily Real Estate Portfolio Position Overview We are seeking a driven, organized, and accountable Property Manager to oversee the day-to-day operations of a multifamily property (or portfolio of properties). This role is responsible for leasing performance, resident satisfaction, property appearance, rent collection, expense control, and team coordination. The Property Manager is the owner's representative on site and is expected to operate the property like a business—balancing customer service with financial discipline and operational efficiency. Core ResponsibilitiesLeasing & Occupancy Drive leasing activity to meet or exceed occupancy goals Conduct tours, follow up on leads, and close prospects Oversee leasing agents and ensure consistent sales process Monitor daily traffic, applications, conversions, and move-ins Execute marketing initiatives and provide feedback on what's working Resident Relations Deliver high-quality customer service to current residents Handle resident issues, complaints, and escalations professionally Enforce lease terms, rules, and community policies consistently Oversee renewals, notices, and move-outs Maintain a positive, professional community atmosphere Rent Collection & Delinquencies Ensure rents are billed accurately and collected on time Actively manage delinquencies and follow collection procedures Coordinate notices, payment plans, and evictions as needed Monitor bad debt and work with accounting on write-offs when applicable Maintenance & Property Condition Coordinate with maintenance staff and vendors on work orders Ensure timely completion of maintenance and make-ready turns Conduct regular property walks and unit inspections Maintain curb appeal and cleanliness at all times Identify repair issues early and escalate capital needs Financial & Reporting Responsibilities Review and understand monthly property performance Manage operating expenses within budget Approve invoices and track vendor performance Provide weekly and monthly updates to leadership Assist with budget planning and variance explanations Team Leadership & Accountability Supervise on-site staff (leasing, maintenance) Set clear expectations and hold team members accountable Train new hires on company systems and standards Foster a culture of professionalism, urgency, and ownership Systems & Compliance Use property management software accurately and consistently (e.g., AppFolio) Ensure compliance with Fair Housing laws and company policies Maintain organized records, files, and documentation Coordinate with corporate team on audits, inspections, and lender requirements Qualifications No property management experience required. •Strong leasing, customer service, and people management skills Financial awareness with ability to manage budgets and expenses Comfortable handling difficult conversations and enforcement Organized, reliable, and detail-oriented Ability to work independently while staying aligned with leadership Required Skills & Tools Property management software (AppFolio or similar) Strong communication (verbal and written) Time management and prioritization Basic financial literacy (NOI, occupancy, expenses) Vendor coordination and follow-up Performance Expectations Maintain or improve occupancy and leasing velocity Control expenses and protect NOI Reduce delinquencies and bad debt Maintain strong resident satisfaction Keep the property clean, safe, and well-run Communicate clearly and proactively with leadership
