We are an established Indianapolis real estate company seeking an experienced, hands-on Property Manager to serve as the on-site manager for our portfolio of small office and retail suites on the Indianapolis north side. Responsibilities Financial Prepare operating budgets. Manage income and expenses across multiple buildings. Maintain tenant accounts. Perform accounts payable and accounts receivable functions. Tenant Relations & Marketing Serve as the primary point of contact for tenant relations. Conduct daily property inspections, identifying maintenance and service needs. Actively manage systematic rent collection procedures. Willingness to represent the company in small claims court if needed. This role also includes hands-on commercial leasing responsibilities: Show available spaces to prospective tenants. Analyze commercial prospects and prepare leases. Develop and execute marketing programs for the properties. Update and maintain the company's online listings. Vendor, Contractor & Maintenance Management Supervise the on-site maintenance person. Hire and direct contractors as needed to complete maintenance work. Solicit, review, and approve bids for property work. Negotiate, prepare, and monitor vendor contracts. Maintain complete contractor and vendor records. Administration Interact regularly with home office staff. Qualifications & Skills Required 2-3 years of property management experience — residential/apartment, commercial, or a mix of both. Excellent interpersonal, organizational, and problem-solving skills. Professional appearance and attitude. Proficiency with property management software; experience with Rent Manager a plus. Proficiency with placing rental listings and ads on social media platforms. Experience with lease administration and renewals. Prior experience supervising maintenance staff and vendors. Working knowledge of property repairs, maintenance, and capital upgrades. Must live in the Indianapolis metro area. Compensation & Benefits Starting salary of $50,000 per year plus bonus. Paid vacation and holidays. Health insurance premium reimbursement plan. Flexible hours. Occasional work from home.
