Position Overview PIPCLT seeks an experienced Commercial Property Manager to lead the operational, financial, and tenant performance of its commercial real estate portfolio. This position serves as a strategic partner in protecting asset value, driving operational excellence, supporting tenant success, and strengthening portfolio performance. The Property Manager will oversee leasing activity, tenant relations, compliance, financial tracking, vendor management, and property operations while supporting long-term portfolio growth. This role is designed for a professional who operates with ownership, strong business judgment, and a proactive approach to real estate operations.

Part-Time | Non-Exempt | Temporary Key ResponsibilitiesPortfolio Operations & Asset Management Lead day-to-day operations across commercial property assets to ensure strong portfolio performance and asset preservation Conduct routine property inspections and proactively identify operational, maintenance, and risk concerns Maintain occupancy strategies supporting tenant retention and long-term value creation Support operational planning and continuous improvement initiatives Ensure properties meet appearance, safety, and operational standards Leasing, Tenant Acquisition & Retention Execute leasing strategies including marketing, prospecting, screening, onboarding, and tenant communication Coordinate lease execution and maintain leasing documentation Support lease administration and enforcement in alignment with applicable requirements Build strong tenant relationships to improve retention and satisfaction Serve as primary contact for tenant concerns, escalations, and issue resolution Financial Performance & Portfolio Analytics Support revenue optimization through rental analysis, market evaluation, and operational planning Monitor property revenue, expenses, budget performance, and financial metrics Track KPIs and prepare portfolio reporting for leadership review Identify opportunities to increase operational efficiency, asset performance, and long-term portfolio value Support strategies improving Net Operating Income (NOI) Vendor & Facilities Management Manage vendor relationships and third-party service providers Coordinate maintenance activities, repairs, inspections, and capital improvements Monitor service quality, timelines, and contract performance Support preventive maintenance initiatives and property improvement planning Compliance, Risk & Documentation Maintain compliance with applicable requirements including: Minnesota landlord-tenant regulations Fair Housing requirements ADA accessibility considerations OSHA workplace safety standards Additional responsibilities include: Maintaining accurate property records and documentation Supporting legally defensible operational practices Responding to incidents, emergencies, and operational escalations Identifying and mitigating portfolio risk QualificationsRequired High School Diploma or equivalent required Minimum 3 years property management experience (commercial strongly preferred) Experience with leasing, tenant relations, vendor management, and property operations Knowledge of property financial tracking and reporting Working understanding of landlord-tenant, Fair Housing, and compliance requirements Proficiency in: Microsoft Office Suite Google Workspace Ability to travel between properties as needed Flexible availability supporting portfolio needs Preferred Commercial portfolio management experience CPM (Certified Property Manager) designation RPA (Real Property Administrator) certification Experience supporting growth-stage portfolios Why Join PIPCLT At PIPCLT, you are not simply managing buildings—you are contributing to equitable development, community investment, and long-term impact.
