We have only 2 people in the company. I am seeking an energetic and detail-oriented Residential Property Manager to lead the day-to-day operations of our residential mostly single family homes. We currently have an inventory of around 80 properties, plus a couple small multiplexes. In this pivotal role, you will oversee property leasing, maintenance coordination, tenant relations, and compliance with housing regulations. Your proactive approach will ensure residents enjoy a safe, comfortable, and well-maintained living environment while maximizing property performance. This position offers an exciting opportunity for a motivated professional to make a meaningful impact in property management and customer service. Monthly income to the agent is based upon rental commissions. Current agent receives approximately $,500/month I also offer a generous sales commission spit, as I do encourage listing and selling. There is pressure to have listings "on the board". I believe that you work for a sale, you be rewarded. Responsibilities Manage all aspects of property leasing, including conducting tours, processing applications, and keeping up with the current landlord/tenant laws. Oversee property maintenance by coordinating repairs, inspections, and vendor relationships to ensure optimal property condition. Ensure compliance with Fair Housing regulations, Landlord-tenant law, LIHTC (Low-Income Housing Tax Credit) requirements, Section 8 programs, and other relevant legal standards. Maintain accurate data entry and filing of tenant records, lease agreements, contracts, and legal documentation. Handle customer service inquiries with professionalism and courtesy via phone and in person, fostering positive relationships with residents and prospects. Managing conflict resolution to address tenant concerns effectively. Support rent collection efforts through effective communication and conflict management strategies while ensuring adherence to legal administrative procedures. Skills Strong knowledge of landlord-tenant law, Fair Housing regulations, Section 8 housing programs, and legal administrative processes. Excellent customer service skills combined with effective phone etiquette and conflict management abilities. Experience in property leasing, facilities management, property maintenance coordination, and real estate administrative tasks.. Skilled in handling legal documentation related to contracts and lease agreements with attention to detail. Strong organizational skills with the ability to manage multiple priorities efficiently while maintaining professionalism in all interactions.
