Responsibilities Portfolio Management:
Perform commonly accepted residential property management tasks in a dedicated portfolio of single-family, scattered-site, homes.
Relationship Management:
Develop and maintain strong owner and resident relations by providing prompt and professional communications, quality maintenance, and knowledge of investment properties.
Leasing & Analytics:
Ability to perform market analysis to set lease rates and renewal rates. Review and approve A-Grade lease applications.
Proactive Maintenance:
Arrange for alterations and proactive maintenance of the property. With an eye on protecting the assets of our clients by applying a long-term and quality-driven approach. This approach also means our after-hours emergency calls are rare.
Property Visits and Surveys:
Perform annual surveys of the properties in your portfolio to provide comprehensive updates to their owners.
Autonomy:
Work independently, confidently, and take charge of your own results. We only hire industry experts, and we do not micromanage.
Time Respects:
Maintain a high level of activity during business hours. Overtime is rarely required.
Requirements:
Experience:
Minimum 3-4 years of verifiable experience with direct involvement in residential property management (single-family homes) - Please note, multifamily/apartment experience does not correlate.
Licensing:
Active Texas Real Estate license required.
Critical Thinking:
Ability to utilize a strong foundation of provided policies, procedures, and systems to think critically and make educated decisions.
Mobility:
Reliable personal vehicle with active insurance.
Local Knowledge:
Must currently (or have previously) lived in the Austin Metro to ensure regional familiarity with the areas, and markets you'll be working in.
Compliance:
Must be knowledgeable and adhere to all Federal, State, and Local Fair Housing Laws.
Tech-Savvy:
Ability to work within and maintain workflow systems.

A desire to participate in giving back to the community that has helped make us successful with team charity events! Plus a great sense of humor! Must pass a complete background check and drug test.
Hazards:
Occasional contact with dissatisfied individuals (renters, owners, vendors) is a natural part of property management. Strong emotional intelligence and conflict-resolution skills are a necessity in this industry!
Compensation/Benefits:
We firmly believe in caring for our people. Our comprehensive benefits package provides substantial indirect financial benefits.
Base Salary:
$64,000 - $68,000 annual (depending on experience)
Work-Life Flexibility:
Hybrid schedule (Work from home two days a week after training is completed. We provide all hardware for your home use.)
