This role is responsible for driving property performance through effective leadership, financial accountability,` operational execution, leasing performance, resident experience, and team development. The Community Manager oversees all aspects of community operations and exercises independent judgment in balancing resident needs, operational priorities, financial objectives, staffing resources, and business goals. Success in this role requires strong leadership, accountability, decision-making, and the ability to drive results while maintaining an exceptional resident experience. The Community Manager partners closely with residents, parents, university stakeholders, vendors, maintenance teams, and corporate partners to ensure the community operates efficiently, achieves performance goals, and delivers a best-in-class living experience.
What You Will Do Leadership and Team Management:
Build, lead, and develop a high-performing on-site team across leasing, operations, resident experience, and maintenance. Establish clear performance expectations and hold team members accountable to operational, leasing, customer service, and business objectives. Conduct regular coaching conversations, performance evaluations, development planning, and ongoing feedback discussions. Partner with Talent Acquisition and People Operations on hiring, onboarding, employee relations, performance management, and staffing initiatives. Create a culture of accountability, ownership, teamwork, continuous improvement, and resident-focused service. Identify development opportunities for team members and support career growth through coaching and mentorship. Ensure appropriate staffing levels, scheduling coverage, and resource allocation to support business needs and resident expectations.
Financial and Asset Performance:
Own the property-level budget, forecasting, and overall financial performance of the asset. Monitor revenue, occupancy, delinquency, expenses, concessions, and variance reporting while implementing corrective actions as needed. Analyze financial performance trends and identify opportunities to improve NOI through revenue growth, expense optimization, operational efficiencies, and resident retention. Partner with Revenue Management to align pricing strategies with market conditions, leasing velocity, renewal performance, and occupancy goals. Review and approve property expenditures while maintaining strong financial controls and budget discipline. Ensure accurate and timely financial reporting, approvals, reconciliations, and documentation.
Property Operations:
Oversee all day-to-day property operations, ensuring consistent execution of company standards, policies, and operational expectations. Monitor operational performance and identify opportunities to improve efficiency, service delivery, communication, and resident satisfaction. Ensure administrative processes, reporting requirements, documentation, and operational workflows are completed accurately and on time. Manage vendor relationships, contracts, service agreements, and third-party partnerships to ensure quality performance and cost-effective service delivery. Evaluate operational risks proactively and implement solutions to address issues before they impact residents or property performance. Support planning and execution of major operational initiatives including move-in, move-out, turn, resident events, and special projects.
Leasing and Marketing:
Own and drive all aspects of leasing performance, including traffic generation, conversion, renewals, retention, and occupancy achievement. Monitor leasing funnel performance, conversion rates, traffic sources, competitive positioning, and leasing trends. Develop and implement leasing strategies based on market conditions, performance metrics, and business objectives. Partner with Marketing to execute campaigns that generate qualified traffic and support occupancy goals. Lead renewal and retention strategies designed to maximize resident satisfaction and long-term asset performance. Partner with Revenue Management to evaluate pricing strategies, leasing velocity, market positioning, and competitor activity. Utilize leasing and operational data to identify opportunities for improvement and implement action plans that drive results.
Resident and University Relations:
Establish and maintain expectations for a high-quality, hospitality-driven resident experience throughout the community. Serve as the primary escalation point for resident concerns, disputes, complaints, and service recovery situations requiring advanced judgment and resolution. Monitor resident feedback, satisfaction trends, online reviews, and reputation management metrics to identify opportunities for improvement. Develop and execute resident engagement and reputation management initiatives that strengthen community culture and resident satisfaction. Build and maintain positive relationships with residents, parents, guarantors, university representatives, and local stakeholders. Represent the community professionally and serve as an ambassador for the Core Spaces brand.
Maintenance and Facilities:
Partner closely with Maintenance leadership to ensure strong service delivery, operational readiness, and asset preservation. Monitor work order completion, preventative maintenance execution, unit turns, and property condition standards. Identify property improvement opportunities and support capital improvement planning and execution efforts. Ensure common areas, amenities, units, and grounds are maintained in accordance with company standards and resident expectations. Maintain compliance with safety requirements, risk management protocols, and regulatory obligations.
Compliance, Risk Management & Business Operations:
Ensure compliance with all company policies, operational procedures, legal requirements, fair housing regulations, and company standards. Maintain accurate payroll, documentation, reporting, resident records, and administrative processes. Prepare for and support operational audits, compliance reviews, inspections, and reporting requirements. Identify operational, financial, resident, and compliance risks and implement mitigation strategies proactively. Maintain brand standards throughout all aspects of the community and ensure consistent execution of company expectations.
Other:
Must be able to work a full shift / required work schedule on-site at the property. Must be available for additional hours including evenings, weekends, and overtime when necessary. Must be available to assist with move-outs, turn, and move-ins that extend beyond normal full-time hours. Must be able to lift and move objects weighing up to 50 pounds regularly, as required by the demands of the job. Perform all other duties and responsibilities as assigned. High school diploma required; bachelor's degree preferred 4+ years of property management experience, preferably within student housing, multifamily, hospitality, or related industries. Demonstrated experience leading teams, managing operations, and driving property performance. Strong financial acumen including budgeting, forecasting, expense management, and performance analysis. Experience managing leasing performance, occupancy goals, resident retention initiatives, and customer service operations. Ability to make sound decisions, prioritize competing demands, and manage multiple responsibilities in a fast-paced environment. Strong communication, leadership, coaching, problem-solving, and relationship-building skills. Proficiency with Microsoft Office and property management software platforms. You'll crush it if you have experience with Student housing operations, leasing performance, occupancy management, and large-scale turn execution. Entrata, Yardi, or other property management systems. Lease-up communities, new developments, or high-growth assets. Building and developing high-performing teams. Financial analysis, operational reporting, and performance management. University partnerships, resident engagement initiatives, and reputation management strategies.
