Property Manager (Affordable Housing Community) Are you an experienced Property Manager with a passion for serving communities and creating a safe, well-managed living environment? Olsten Staffing is currently seeking a dedicated and detail-oriented professional to oversee daily operations of a low-income apartment housing community located in the Dillon County, SC area. This is a hands-on leadership role ideal for someone who thrives in a fast-paced environment while maintaining compliance and resident satisfaction. Position Overview The Property Manager is responsible for the overall financial, operational, and administrative success of the property while ensuring compliance with affordable housing regulations (Tax Credit, HOME, etc.). This role requires strong leadership, organization, and communication skills. Key Responsibilities Financial & Operational Management Understand and support the financial goals of the property and work to achieve budget targets Maintain accountability for property budget performance and physical assets Operate the community in accordance with company policies and procedures Direct property operations and staff in the most cost-effective manner Assist with developing, monitoring, and achieving annual budget objectives with the Regional Supervisor Leasing, Marketing & Occupancy Oversee leasing efforts and maintain target occupancy levels Market the property through outreach, networking, and targeted marketing strategies Process applications and ensure proper qualification of new residents Compliance & Administration Ensure strict adherence to tax credit, HOME, and other regulatory program requirements Process certifications and re-certifications accurately and timely Provide documentation to compliance monitors prior to approval decisions Maintain organized and accurate property records Resident Relations & Community Standards Build strong resident relationships and maintain high satisfaction levels Enforce community rules and regulations consistently and professionally Address concerns, conflicts, and complaints promptly Perform monthly housekeeping inspections for each unit Maintenance & Vendor Oversight Supervise maintenance staff to ensure orders, repairs, and preventative maintenance are completed timely and correctly Oversee landscaping, groundskeeping, and vendor services Ensure the property remains safe, clean, and well maintained Rent Collection & Financial Controls Supervise rent collection, deposits, batches, and petty cash records Pursue delinquent rent and eviction actions promptly and in accordance with policy Communication & Leadership Maintain open, professional communication with the Regional Manager and corporate office Provide leadership, direction, and accountability to on-site staff Remain available for after-hours emergencies as needed Additional Duties Perform other duties as assigned to support property and company objectives Qualifications Previous Property Management experience (affordable housing preferred) Knowledge of LIHTC, HUD, HOME, or other housing compliance programs strongly preferred Strong financial management and budgeting experience Excellent leadership, communication, and organizational skills Ability to manage multiple priorities and meet deadlines Proficiency with property management software is a plus now if you are ready to start a new opportunity with a great company! Pay Details:
