Property Manager-in-Charge License Required Compensation:

$55,000 base + per-property commission on new owners signed Strong performers earn $70K-$80K+ in year one. We're looking for someone who wants to be paid for what they produce, not just for showing up. Specific commission structure discussed during interview.

The role:

First, you're our PMIC — Property Manager-in-Charge. You must have an active PMIC license at the time of hire. Second — and this is where most of your time goes — you're be our growth engine leader. You are the head of sales, the one who is actively managing our income leads and developing the leads we have. What you'll actually do: Sign and serve as PMIC on all property management contracts. Source, qualify, and close new owner relationships — target adding 5 new properties per month and scale that up as we grow. Work with our existing lead-generation tools and develop your own pipeline through local relationships, real estate agent networks, and industry events. Stay current on South Carolina property management law and STR regulations across Horry County and surrounding municipalities. Partner with our owner relations and operations teams to make sure new properties are onboarded smoothly. Represent Unwind at VRMA, local Chamber events, and other industry gatherings. What we're looking for

Required:

Active South Carolina real estate broker license with PMIC qualification. Demonstrated sales ability — you've closed deals before, ideally in property management, real estate, or a related field. Comfort being measured on output. Your commission compensation depends on signing owners. If that scares you, this isn't your role. Tech savvy - this is a must; you must be comfortable using AI and able to pick up tech & software systems. Mac/Apple users preferred. Clean track record — no license suspensions or major disciplinary actions. Live in the Myrtle Beach area. This isn't a remote role — owner relationships are built in person.

Preferred:

Short-term rental experience (Airbnb, VRBO, vacation rental management). If you don't have it but you have strong PM or real estate sales experience, we'll train you. . Who you are Honestly, here's the kind of person who'll thrive in this role: You like building relationships and you're not afraid of the phone and meeting people. You'd rather earn $80K+ from production than $80K+ from showing up. You see the commission as upside, not a cap. You're senior enough to hold a license and lead conversations, but you're not above doing the work — making the calls, walking the properties, meeting with owners. You want to help build something. We're 56 properties today and headed for 100+. The person we hire will help us get there and own a piece of the growth. We manage 55+ vacation homes and condos across Myrtle Beach and North Myrtle Beach for owners who want their property professionally cared for and consistently booked — without having to think about it.
