Full-time Why Work With Litchfield Villas Litchfield Villas is a quiet, family-friendly coastal community located in Pawleys Island, South Carolina. Unlike many property management positions, this role is not focused on leasing, rent collection, or managing a large apartment complex. Instead, it is about maintaining a welcoming community, protecting the property, supporting owners and guests, and ensuring daily operations run smoothly. Many of our owners and guests have been returning for years. We are looking for someone who takes pride in their work, notices the details others miss, and enjoys building relationships while maintaining a high-quality property environment. This position offers the opportunity to oversee the entire property, work independently, and make a meaningful impact on both the property and the experience of those who enjoy it. Litchfield Villas is seeking a Property Manager to oversee daily operations, maintenance coordination, vendor management, owner and guest relations, and overall property stewardship. What You'll Do Manage the day-to-day operations and overall condition of the property Perform property inspections and coordinate maintenance and repair activities Build positive relationships with owners, guests, renters, vendors, and employees Supervise part-time maintenance and administrative staff Obtain bids, coordinate contractors, and oversee property improvement projects Support rental operations and help ensure an exceptional guest experience Protect and maintain the reputation, appearance, and long-term success of
Litchfield Villas What We're Looking For Required:
High school diploma or equivalent required Prior experience in property management, facilities management, maintenance coordination, hospitality operations, or a related role General knowledge of building maintenance, repairs, and property upkeep Ability and willingness to perform basic handyman and maintenance tasks Experience coordinating work with vendors, contractors, or service providers Strong organizational skills with the ability to manage multiple priorities Excellent customer service and communication skills Ability to interact professionally with owners, renters, guests, employees, and vendors Self-directed with the ability to identify what needs to be done without constant direction Strong problem-solving skills and sound judgment
Preferred:
Experience managing condominium, HOA, residential, vacation rental, or hospitality properties Prior supervisory or team leadership experience Experience managing preventative maintenance programs Knowledge of coastal property maintenance needs Experience reviewing estimates and coordinating repair projects Work Schedule & Environment Full-time position Typical schedule during the off-season is Monday through Friday, 8:00 AM to 5:00 PM During the peak rental season, work schedules may vary based on operational needs, including occasional Saturday coverage on guest check-in days When weekend work is required, schedule flexibility may be provided during the week On-site position located in Pawleys Island, SC Work includes both office responsibilities and hands-on property oversight Requires regular walking of property grounds, buildings, and common areas Requires interaction with owners, guests, renters, employees, and vendors
Compensation & Benefits:

Pay:
