Apartment Property Manager (200 Units) Rapid City, SD | $60,000 Annually DOE Monarch Investment & Management Group is growing, and we're excited to bring our award-winning culture and industry-leading operations to South Dakota! What You'll Do:
As the Property Manager, you'll oversee every aspect of community operations, including financial performance, resident satisfaction, team leadership, leasing, maintenance, compliance, and overall property success.
Your responsibilities:
Lead and develop a successful onsite team while fostering a positive workplace culture. Drive occupancy, leasing, renewals, and resident retention. Maximize property revenue while controlling operating expenses. Manage delinquency, collections, and overall financial performance. Review budgets and recommend strategies to increase Net Operating Income (NOI). Ensure exceptional customer service and timely resolution of resident concerns. Partner with the maintenance team to ensure work orders, turns, inspections, and preventative maintenance are completed efficiently. Oversee vendor relationships and approve invoices for timely payment. Ensure marketing, pricing, and online listings remain accurate and competitive. Maintain complete compliance with Fair Housing regulations, company policies, and all federal, state, and local laws. Complete reporting, lease documentation, budgeting, and administrative responsibilities accurately and on time. Coach, mentor, and develop Assistant Property Managers and other team members for future growth opportunities.
What We're Looking For:
High school diploma or equivalent 2+ years of multifamily property management experience Previous leadership or supervisory experience preferred Experience with Yardi or similar property management software Strong understanding of Fair Housing and landlord-tenant regulations Experience managing budgets, collections, leasing, and property operations Excellent leadership, communication, organization, and problem-solving skills Ability to prioritize multiple responsibilities while maintaining exceptional attention to detail Customer-focused mindset with a passion for creating outstanding resident experiences
Compensation & Benefits:
