The Elements of Chattanooga is seeking an experienced Community Director to take charge of a vintage multifamily property currently undergoing a major renovation and repositioning. This is not your average management role—we need someone with the vision and grit to lead through transformation. This role is ideal for someone who thrives in a fast-paced, hands-on environment, understands distressed asset turnaround, and can drive performance in both leasing and operations while balancing the demands of an active renovation project.
What You'll Do:
Lead all daily operations of the community including leasing, maintenance coordination, resident engagement, and compliance. Oversee and support the renovation process—ensuring scope, schedule, and budget adherence while collaborating with vendors and contractors. Drive leasing and retention strategies throughout lease-up and into stabilization. Maintain accurate financial reporting, including budgeting, accruals, and variance analysis. Use Yardi (or comparable PMS) for all leasing, maintenance, and financial functions. Conduct regular property walks to ensure safety, curb appeal, and progress on renovations. Build a strong service-oriented team culture that prioritizes performance and accountability. Ensure full compliance with Fair Housing laws, local codes, and internal policies. Deliver weekly and monthly updates on occupancy, financials, renewals, and renovation benchmarks.
What You Bring:
2+ years as a Property Manager or Community Director, preferably at a distressed or underperforming property. Proven track record with renovation or repositioning projects in multifamily housing. Strong financial management skills—comfortable handling budgets, tracking spend, and reporting on variances. Deep knowledge of lease-up best practices and resident retention. Ability to lead with confidence, clarity, and empathy in a deadline-driven setting. Proficiency in Yardi or similar property management software. Willingness to work weekends

On the most distressed property you have managed, what was: Occupancy % at takeover/when departing Delinquency % at takeover/when departing Specific physical or operational challenges during your tenure Measurable results achieved within 6 months after starting How many years of experience do you have reviewing your monthly financial reports and preparing a Performance Summary for your supervisor? On a scale of 1-5 (5 being expert) how well do you understand financials?
