Full-Time Position Summary We are seeking an experienced and highly motivated Property Manager to oversee the daily operations of an 80-unit Low-Income Housing Tax Credit (LIHTC) community. The ideal candidate will possess strong leadership skills, exceptional customer service abilities, and a thorough understanding of LIHTC compliance requirements. This position is responsible for maximizing occupancy, ensuring regulatory compliance, maintaining resident satisfaction, overseeing property financial performance, and managing all day-to-day operations of the community. Tax Credit (LIHTC) experience is required. Essential Duties and Responsibilities Property Operations Manage all daily operations of the property. Maintain occupancy goals through effective leasing and resident retention efforts. Ensure compliance with company policies and procedures. Conduct regular property inspections and monitor curb appeal. Coordinate maintenance activities and monitor completion of work orders. Respond to resident concerns and resolve issues professionally and promptly. Leasing & Occupancy Market available units and maintain strong occupancy levels. Process applications and determine eligibility in accordance with LIHTC requirements. Conduct move-ins, move-outs, lease renewals, and resident orientations. Maintain waiting lists and applicant files. Compliance Ensure compliance with LIHTC regulations and property-specific program requirements. Complete and review certifications, recertifications (if applicable), and verifications. Maintain resident files and documentation in accordance with federal, state, and agency requirements. Prepare for audits, inspections, and compliance reviews. Monitor income limits, rent limits, and eligibility requirements. Financial Management Collect rent and monitor delinquency. Prepare and submit required reports. Monitor property performance and implement strategies to achieve operational goals. Qualifications Required Minimum of 2 years of Property Management experience . Minimum of 2 years of LIHTC (Tax Credit) experience . Strong knowledge of affordable housing regulations and compliance requirements. Experience processing applications, certifications, and resident files. Excellent organizational and time-management skills. Strong verbal and written communication skills. Proficiency in Microsoft Office Suite.
