DGE Investments is an owner managed property management company looking for an Assistant Community Director to help run a 200 unit apartment community located in College Station, TX. Under the direction and in the absence of the Community Director, the Assistant Community Director is responsible for managing the operations, tenant relations, and financial performance of a multi-unit residential apartment community. This role involves overseeing property maintenance, coordinating leasing efforts, enforcing policies, and ensuring tenant satisfaction while maintaining profitability and compliance with all regulations. The ideal candidate will be highly organized, customer service-oriented, and capable of handling the diverse responsibilities associated with managing a successful apartment community.
Key Responsibilities:
Leasing and Tenant Relations:
Market the apartment complex to potential tenants through advertising, showings, and online listings. Maintain high occupancy rates by filling vacancies promptly and ensuring that the property is well-maintained and desirable to prospective tenants. Conduct regular property tours and follow up with potential tenants to convert leads into signed leases. Process rental applications, conduct background checks, and them for approval based on company guidelines. Negotiate lease terms, explain rental policies, and answer tenant questions regarding the lease agreement. Coordinate lease renewals and ensure that all tenants are aware of any updates or changes to their agreements. Address and resolve tenant concerns, complaints, or requests, ensuring high levels of tenant satisfaction and maintaining a positive community atmosphere. Enforce property policies and rules while fostering a respectful, friendly environment for tenants.
Property Maintenance and Inspections:
Ensure the property is clean, well-maintained, and in good condition at all times. Schedule regular inspections and maintenance, addressing any issues (e.g., plumbing, electrical, HVAC) as they arise. Respond to and manage emergency maintenance requests from tenants, coordinating repairs in a timely manner. Oversee landscaping, trash removal, and common area upkeep to ensure the property is visually appealing. Coordinate seasonal maintenance tasks (e.g., lawn care, pest control) and supervise maintenance staff or contractors.
Financial Management:
Collect rent payments from tenants, manage late payments, and handle evictions if necessary, following legal processes. Maintain accurate financial records, including rent roll, accounts receivable, and accounts payable. Control operating costs by sourcing cost-effective solutions for repairs, maintenance, and vendor services.
Vendor and Contractor Management:
Coordinate with outside contractors or vendors for services such as cleaning, landscaping, security, and maintenance. Ensure all vendors are performing in accordance with service agreements and managing work schedules.
Qualifications:
2+ years of experience in property management or leasing Strong understanding of apartment leasing procedures, fair housing laws, and property management software (e.g., Yardi, Onesite, AppFolio preferred). Excellent communication skills, both written and verbal, with the ability to interact professionally with tenants, vendors, and management. Strong organizational skills and attention to detail. Ability to manage multiple tasks simultaneously and prioritize effectively. Ability to handle difficult or stressful situations with professionalism and tact. Familiarity with financial management and budgeting, including rent collection and accounts payable/receivable. Basic knowledge of maintenance issues and property repairs, or the ability to coordinate these activities efficiently.
