This role is intended for a highly capable real estate professional with strong leadership, operational, leasing, financial, and asset management expertise. The ideal candidate will possess a proven track record managing high-value residential or student housing assets, leading teams in fast-paced environments, maximizing occupancy and rental performance, and maintaining exceptional resident satisfaction standards. This is not a traditional property management role. The position requires executive-level operational leadership, strategic thinking, strong financial acumen, and the ability to manage both stabilized assets and active development/redevelopment projects. Compensation is expected to range from $80,000-$100,000 annually , based on qualifications and experience. Key Responsibilities Portfolio & Operations Management Oversee daily operations of a growing student housing portfolio, ensuring operational excellence across all properties. Maintain industry-leading occupancy, leasing velocity, and resident satisfaction metrics. Develop and implement operational systems, procedures, and performance standards. Ensure all properties are maintained to premium standards with strong curb appeal and unit quality. Lead and oversee make-ready operations to ensure timely unit preparation. Approve and manage major maintenance decisions above a defined cost threshold. Supervise employees, maintenance personnel, vendors, and contractors to ensure quality, efficiency, and accountability. Coordinate with ownership, contractors, and vendors regarding operational priorities and property performance. Leasing & Revenue Optimization Lead leasing strategy, pricing recommendations, and pre-leasing execution. Analyze market trends, competitor performance, and rental rates to maximize NOI and revenue growth. Oversee leasing staff performance, marketing initiatives, resident retention, and renewal strategies. Ensure leasing targets and occupancy goals are consistently achieved or exceeded. Assist with leasing paperwork and ensure compliance with internal procedures. Conduct tenant screening and maintain high leasing standards. Financial Management & Systems Oversight Manage property budgets, forecasting, expense controls, and operational reporting. Review financial statements, monitor KPIs, and identify opportunities for operational efficiencies. Approve and oversee major expenditures, vendor contracts, and capital improvement projects. Work closely with ownership on financial planning and portfolio performance analysis. Oversee accounting functions, including Buildium system management. Manage and organize tenant and owner portals. Oversee deposit returns and ensure accuracy and timeliness. Construction & Development Coordination Coordinate with ownership, contractors, architects, and development teams during renovations, make-ready operations, and new developments. Assist with project turnover planning, model unit readiness, and operational setup for new communities. Ensure construction timelines and operational objectives remain aligned. Leadership, Communication & Resident Relations Establish and maintain a strong resident experience culture. Handle tenant communications and maintain strong tenant relations. Represent the company in conflict resolution matters and uphold company interests professionally. Maintain owner relations and provide periodic operational updates as required. Mentor and develop employees while building a high-performance team environment. Maintain strong communication with ownership through regular reporting and operational reviews. Compliance & Organizational Management Ensure compliance with Fair Housing regulations, company policies, and applicable local/state requirements. Maintain organized operational records, reporting systems, and documentation. Implement and maintain operational best practices across the portfolio. Qualifications Required Qualifications Bachelor's degree in Business, Real Estate, Finance, Management, or a related field preferred. Minimum of 5-7 years of property management experience , with significant experience managing large residential or student housing assets. Proven experience overseeing multimillion-dollar property operations and managing teams. Strong understanding of leasing strategy, budgeting, financial reporting, and operational management. Experience with property management software platforms such as Buildium, Yardi, AppFolio, or similar systems. Excellent leadership, organizational, communication, and problem-solving skills. Ability to thrive in a fast-paced, high-growth environment. Preferred Qualifications Student housing experience strongly preferred. Experience overseeing luxury or Class A assets preferred. CPM, CAM, RAM, or similar industry certifications are highly valued. Experience with ground-up developments, lease-ups, or redevelopment projects is highly preferred. Strong vendor management and contract negotiation experience. Demonstrated ability to improve operational performance and maximize asset value.
