Job Description
Position Summary The Assistant Community Manager is a key leadership role responsible for the day-to-day administrative, financial, and operational excellence of the property. Reporting directly to the Community Manager, you will balance high-level financial tasks—such as rent collection and delinquency management—with a "concierge" approach to resident relations. You are the heartbeat of the front office, ensuring the community remains profitable, compliant, and a place residents are proud to call home.
Essential Duties & Responsibilities Financial & Administrative Leadership Revenue Oversight:
Manage the timely collection of rent and miscellaneous fees. Lead the delinquency process, including serving notices and coordinating with legal counsel and ownership on evictions.Reporting & Analytics:
Generate accurate weekly and monthly reports regarding leasing traffic, vacancy trends, and collection status.Compliance & Records:
Maintain impeccable resident files, manage lease expirations, and general office documentation in accordance with Fair Housing laws.Budgeting:
Manage the procurement of office supplies and inventory within established budgetary guidelines.Leasing & Marketing Strategy Sales Excellence:
Enthusiastically greet prospects, conduct professional apartment tours, and manage the application/screening process with precision.Market Intelligence:
Conduct regular market surveys of comparable properties to ensure our community remains a leader in the local area.Outreach:
Assist in the creation and execution of advertising campaigns and follow up on all marketing leads.Resident Relations & Operations Community Experience:
Act as a primary point of contact for resident concerns, fostering a culture of superior service and open communication.Move-In/Move-Out Coordination:
Schedule unit refurbishing, conduct thorough check-in/check-out inspections, and ensure all units meet our "move-in ready" gold standard.Service Coordination:
Oversee the work order system and follow purchase order procedures to ensure maintenance requests are handled promptly.Team Support:
Be prepared to step into the Community Manager's role in their absence and assist with "all-hands" tasks like light grounds policing or emergency problem-solving to keep the property pristine.Qualifications & Requirements Professionalism:
You must maintain a polished, professional appearance and a warm, approachable demeanor.Availability:
Ability to participate in a standby emergency on-call schedule, including evenings, weekends, and holidays.Communication:
Exceptional verbal and written skills for drafting memos, letters, and interacting with diverse groups of people.Safety Conscious:
A strong commitment to work-safety programs and prompt reporting of any property losses or accidents.Pay:
