Job Description

Must have at least 5 years of experience as a Property Manager.
MUST LIVE ONSITE
Must have experience in managing at least 200 units multifamily units. We are seeking an experienced Property Manager to become a part of our growing team! The Property Manager administers and maintains all phases of community operations under the direction of the Regional Property Manager.
JOB SUMMARY
The Experienced Property Manager is responsible for the day-to-day operations of a large asset and manages team members and resources to ensure the property functions and goals are met in accordance with the company's Core Values.
ESSENTIAL JOB FUNCTIONS
as an Experienced Property Manager 1. Manage all phases of community operations under the direction of the Regional Manager. 2. Ensure all staff is motivated, function as an effective team, and provides an exceptional customer experience. 3. Maintain a proper inventory of supplies and tools sufficient for providing service and maintaining the property, both in the administrative office as well as the maintenance department. 4. As an experienced Property Manager, you must oversee the Maintenance staff in administering a preventative maintenance program that minimizes emergency repairs/overtime and work orders. 5. As an experienced property manager, conduct community staff meetings on a regular basis. 6. Develop and support property budgets, marketing plans, and leasing direction to obtain 100% occupancy. 7. Handle all resident issues in a timely manner to ensure an exceptional customer experience. 8. The property manager must approve; review and or reject resident applications, leases, renewals, and move-in documents. 9. Actively participate in pricing and owner calls and discussions to ensure the property is meeting or exceeding benchmark expectations. 10. Ensure the timely and accurate completion of various daily, weekly, and monthly reports. 11. Understand, support, and apply principles of Fair Housing and Landlord-Tenant Laws. 12. Work with the Sales Team to increase property income, resident retention, and lease renewals. 13. The property manager must regularly inspect the community to ensure standards are met and suggest recommendations for community capital improvements or repairs. 14. Provide support and mentorship to peers to assist in the success of the team, property, and region. 15. Represent the company in a professional manner at all times. 16. Conform to company apparel standards and policies and set a positive example for all Associates. 17. Perform all other duties as directed and assist the overall team effort in any way possible.
JOB REQUIREMENTS
As an experienced
Property Manager:
Education:
1. High school diploma or equivalent is required. A college degree in related coursework or equivalent years' experience strongly preferred. 2.
Experience:
Minimum of four years' experience in residential property management with a one-year supervisory experience required. 3.
Knowledge, Skills, and Abilities Required:
Skilled in marketing and budgeting with sales or multi-family leasing and/or product sales. 4. Knowledge of in house unit turn, maintenance, grounds keeping, painting, and landscaping. Ability to work effectively with all levels of employees while inspiring respect and credibility. 5. Skilled in supervising and motivating others to ensure property goals and objectives are met. 6. Knowledge of Fair Housing and Landlord-Tenant Laws. 7. Excellent communication, organizational and leadership abilities. 8. Proficient and familiarity with on-site software systems. Onesite preferred. 9. Strong customer service, diplomacy, and crisis diffusion skills. 10. Ability to accurately perform multiple tasks in a complex and fast-paced operating environment.
Attendance:
As a Property Manager is a full-time position that is exempt and requires the ability to be present and available during business hours to meet company and department needs. Additional hours or flexible schedules may be required.
