Live-in Property Manager Live-in Property Manager Houston, TX Job Details Part-time $500 a month 4 hours ago Benefits Flexible schedule Qualifications Sweeping Contractor management Vacuuming Live-in employment Property management Full Job Description Seeking Live-in Property Manager I am an out-of-state landlord that used to live in Houston but moved back to Wisconsin a number of years ago to be closer to family. I have an 8-bedroom 4.5-bath property near the University of Houston that I rent out to students and young professionals. For the past 10 years I've reserved one room for a live-in manager to take care of day-to-day activities in exchange for free rent. My current manager is leaving August 3, 2026 so I am need of a new manager starting around that time, although the exact date can be flexible. Management Duties:
Maintenance/upkeep:
Manager will be responsible for overseeing all maintenance/upkeep issues with the property. As maintenance issues arise, tenants will contact Manager directly to have issues resolved. Manager will make a good-faith effort to correct the problems themselves, by committing approximately 5 - 15 maintenance hours per month. With prior permission from the Landlord, time spent additional to this will be compensated separately at a rate of $20/hr. Landlord is responsible for all material costs. In the event that the issue is beyond the Manager's capabilities to resolve, they will contact a trade professional from the landlord's approved list or work with landlord to find a new contractor.
Lawn care:
Manager will keep the lawn in a tidy condition. General lawn care duties include mowing, weed-whacking, sweeping, picking up trash, etc. Frequency of lawn care should be approximately once every two weeks in the summer and once per month in the winter. Duties should be performed as needed and may be more or less frequent then the above, approximate time periods.
Filling Vacancies:
From time-to-time, vacancies will arise and new tenants will need to be found. Filling vacancies will be the responsibility of both the Landlord and the Manager, and generally speaking the Landlord will market the vacancies and the Manger will do the in-person showings and follow-up.
Rent Collection:
Due to improved technology, most rent and utility payments can be made electronically via a smartphone app such as Cash App, which does not require much, if any, outside assistance from a property manager. However, occasionally tenants will not have access to a payment app because they are an international student or for other reasons, in which case Manager assistance may be needed.
General Authority:
It is not possible to detail all possible tasks needed to provide safe, secure and appropriate housing for residents at the property. Therefore, in general the Manager will be the first point of contact for all housing-related matters that may arise. Examples of unusual, yet possible, issues that may arise include: interhouse conflicts, internet connectivity issues, pest infestations, and so forth. In all such situations, the Manager will act as the responsible party to coordinate with the appropriate parties—including the Landlord if necessary, to ultimately resolve the situation.
Manager Compensation:
The Manager will receive free rent valued at approximately $500 per month for a nice and spacious bedroom and full access to a large yard, big kitchen, double living room, library, etc--see house and bedroom pictures above. Manager will be responsible for their own utility bills, which are split evenly between everyone in the house and are generally between $60 - $80 per month per person, for electricity, gas, water, and high-speed internet.
