NRG was established in 2015 and is headquartered in Irving, TX with a satellite office in Midland, TX. In May of 2024, NRG started offering Third-Party Property Management Services. The Property Management Division has seen great growth and we are looking for the right person to continue delivering first class service.
JOB DESCRIPTION NRG
Realty Group is looking for a Senior Property Manager to oversee the operation of a commercial property portfolio within the Asset Management Division of NRG. This role requires a high level of independence, accountability, and operational acumen, with a clear focus on performance, compliance, and customer service. The successful candidate will be entrusted with the end-to-end management of a commercial portfolio consisting of Industrial and Retail Assets. This role is an exciting opportunity for the right person to grow into the Director of Property Management as the Portfolio continues to expand. The Senior Property Manager will report to the Director of Asset Management. This role will be based out of our Dallas office but there will be frequent travel to properties under management.
KEY RESPONSIBILITIES
Property Operations & Management Manage all aspects of day-to-day operations for assigned industrial and retail properties. Serve as the primary point of contact for ownership, tenants, vendors, contractors, and service providers. Conduct regular property inspections to ensure assets are maintained to company and ownership standards. Oversee preventative maintenance programs and coordinate repairs, improvements, and building services. Ensure compliance with lease obligations, property rules, safety requirements, and applicable regulations. Maintain accurate property records, service contracts, warranties, and operational documentation. Tenant Relations & Customer Service Develop and maintain strong relationships with tenants through proactive communication and responsive service. Manage tenant requests, work orders, complaints, and service issues from initiation through completion. Coordinate tenant move-ins, move-outs, expansions, and property improvement projects. Assist with lease administration, including reviewing lease requirements, tenant obligations, and recoverable expenses. Support tenant retention efforts by providing a high level of service and operational support. Financial Management Prepare and manage annual operating budgets, forecasts, and property-level financial plans. Review monthly financial statements and identify opportunities for expense control and operational improvements. Monitor operating expenses, recoveries, and tenant bill-backs to ensure accurate invoicing and collections. Assist with CAM reconciliations, annual reconciliations, and expense recovery processes. Identify opportunities to increase asset value and improve property performance. Vendor & Contractor Management Solicit bids, negotiate contracts, and manage vendor relationships. Monitor vendor performance to ensure quality, safety, and cost effectiveness. Maintain service contracts for landscaping, HVAC, janitorial, security, parking, and other building services. Ensure vendors meet insurance, safety, and compliance requirements. Reporting & Ownership Communication Provide regular reporting to ownership regarding property operations, financial performance, tenant activity, and upcoming projects. Prepare property updates, management reports, and recommendations for operational improvements. Maintain accurate records and documentation within property management systems.
REQUIRED QUALIFICATIONS
4+ years of commercial real estate property management experience. Experience managing industrial and/or retail properties required. Strong understanding of commercial leases, operating expenses, CAM recoveries, and tenant obligations. Proven experience managing vendors, contractors, and building maintenance activities. Strong financial management skills, including budgeting and expense tracking. Excellent written and verbal communication skills. Ability to prioritize multiple projects and work independently in a fast-paced environment. STRONG Proficiency in Yardi Strong problem-solving skills with a proactive approach to property operations. Proficiency with Microsoft Office Suite, especially Excel.
