Marketing Full Job Description Position Overview:
The Property Manager is responsible for overseeing the day-to-day operations of residential and commercial properties. This role ensures efficient property performance, high tenant satisfaction, compliance with regulations, and accurate financial and operational management. Key Roles & Responsibilities Tenant & Lease Management Oversee tenant communication, inquiries, and issue resolution Manage tenant onboarding, move-ins, and move-outs Prepare, review, and manage lease agreements and renewals Enforce lease terms, community rules, and property policies Maintain accurate and organized tenant records Maintenance & Vendor Coordination Schedule and coordinate repairs, routine maintenance, and property inspections Work closely with vendors, contractors, and service providers Ensure the property is kept clean, safe, and compliant with building standards Monitor vendor performance and maintain vendor contact lists Track warranties, service agreements, and COIs Financial & Administrative Management Collect rent, fees, and security deposits Manage property expenses, invoices, and vendor payments Assist with budgeting and financial reporting Maintain digital files: lease documents, invoices, insurance certificates, and tax records Ensure compliance with local, state, and federal property regulations Property Operations & Compliance Conduct regular property walk-throughs and prepare condition reports Ensure compliance with HOA/POA requirements when applicable Maintain updated records for insurance, estoppels, SNDA, tax notices, and inspections Coordinate with title companies, lenders, and owners when needed Keep emergency procedures and safety protocols up to date Marketing & Occupancy Support Assist with marketing vacant units and coordinating property showings Screen prospective tenants following compliance guidelines Work to maintain high occupancy and reduce tenant turnover Owner Communication Provide property owners with timely updates Share financial summaries, maintenance updates, and operational concerns Assist owners with documents needed for transactions, audits, and insurance Preferred Qualifications & Certifications 5+ years' Experience in commercial or residential property management Strong organizational, communication, and multitasking skills Proficiency with property management software (AppFolio, Buildium, Yardi) Knowledge of Fair Housing laws and property compliance standards
