Job:
Looking to fulfill the manager role at multiple properties in the DFW region. Resman Experience is a plus, must have property manager experience.
Overview:
Responsible for the overall management and success of the property and its employees.
Responsibilities and Duties:
Responsible for the hiring, training, development, rewards, and termination of staff. Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. Establishes rental rates by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals. Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining the advantages of location and services, and showing units. Contracts with tenants by negotiating leases and collecting security deposits. Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action. Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and completing repairs, planning renovations, contracting with landscaping and snow removal services. Maintains building systems by contracting for maintenance services and supervising repairs. Secures property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies. Enforces occupancy policies and procedures by confronting violators. Prepares reports by collecting, analyzing, and summarizing data and trends. Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
Qualifications/Skills/Job Requirements:
Minimum 2 years of prior apartment manager experience. Understand and complete property yearly budgets. Understand and complete budget variances and property financial expectations. Motivation for sales. Good Negotiation skills. Familiarity with applicable local, state, and federal laws and regulations. High level of organization and attention to detail. Professionalism. Good communication and listening skills. Must have a working Android or IOS (Apple) cell phone with a data plan and the capability to make and receive voice calls, and text messages, and install employer-required apps.
Education, Experience, and Licensing Requirements:
High school diploma, GED, or equivalent. Multifamily Industry Experience Required. 3-5 years of experience in real estate or sales. Solid knowledge of office software such as Microsoft Outlook, Excel, Word, Teams, and Dropbox. Certified Apartment Manager (CAM) or Accredited Resident Manager. (ARM) preferred. Certified Occupancy Specialist (COS) preferred. Tax Credit Specialist (TCS) preferred. Fair Housing and TDHCA training preferred. ResMan experience preferred but not required.
