Reporting directly to regional leadership, this position oversees all aspects of property management — including leasing, marketing, maintenance coordination, financial performance, resident satisfaction, and compliance with company standards and local regulations. Interests portfolio, we believe in: Appreciating the uniqueness of each individual Communicating openly and with integrity Embracing opportunities for growth and innovation Doing the right thing at the right time for the right reasons Essential Duties & Responsibilities Leadership & Team Management Supervise all on-site staff, including hiring, training, performance evaluations, and ongoing coaching. Set clear productivity standards and goals to drive operational excellence. Foster a positive, motivated team culture centered on customer service and accountability. Leasing, Marketing & Resident Relations Lead all leasing efforts to maintain high occupancy and achieve revenue goals. Develop and execute creative marketing strategies—digital, local outreach, and resident referral programs—to drive traffic and retention. Manage lease renewals, rent adjustments, and concession strategies in line with market trends. Build strong resident relationships through open communication, prompt issue resolution, and engaging community events. Financial Management Oversee rent collection, deposits, and expense management in accordance with budget goals. Approve and code invoices, maintain accurate records, and monitor financial performance. Identify opportunities to reduce costs and increase NOI while maintaining community standards. Maintenance & Property Standards Partner with the maintenance team to ensure timely work order completion and preventative maintenance. Maintain curb appeal and safety standards through regular property inspections. Manage vendor contracts, capital projects, and upgrades to ensure quality and cost efficiency. Compliance & Administration Ensure full compliance with Fair Housing laws, safety regulations, and WLS company policies. Maintain accurate documentation, reports, and resident files. Support ongoing corporate initiatives, including training, audits, and technology programs such as AppFolio.
Qualifications Required:
High school diploma or GED; college coursework or degree preferred. Minimum 5 years of property management or leasing experience , with demonstrated success in operations and resident retention. Valid driver's license and reliable transportation. Strong proficiency in Microsoft Office and property management software (AppFolio preferred) .
Preferred:
Certified Apartment Manager (CAM) designation. Experience managing multi-family communities of 150+ units. Skills & Abilities Excellent verbal and written communication skills (English & Spanish). Strong leadership and people management abilities. Sound judgment and problem-solving skills under pressure. Ability to multitask, prioritize, and meet deadlines. High attention to detail with strong organizational and financial acumen. Physical & Work Environment Regular walking of the property, including stairs and outdoor areas. Ability to lift up to 30 pounds occasionally. Professional office setting with exposure to varying weather during inspections and events.
