About the Role We're looking for an energetic, people-focused leader to run day-to-day operations at our large off-campus student housing complex. This is a highly visible, hands-on role — you'll be the face of our brand and community, the organizer behind smooth operations, and the person who sets the tone for both staff and residents. The right candidate is a self-starter who doesn't wait to be told what needs fixing - someone who notices problems before tenants do, plans ahead, takes initiative, and follows through with accountability at every level. The ideal candidate has 5+ years of relevant experience leading a team and executing at a high-level in student housing, efficiently uses software like Office and Entrata to accomplish needed tasks, and comfortably interacts with tenants. Responsibilities Leadership & Staff Management Lead, mentor, and manage a team of on-site staff including leasing agents, office staff, and cleaning/inspection professionals. Set high standards and empower the staff to achieve them by creating training, defining processes, and conducting regular one-on-ones and team meetings to drive performance and morale. Proactively identify performance gaps and address them through coaching, written remediation plans, and consistent follow-up. Build a positive, professional team culture where staff feel accountable, supported, and motivated to deliver excellent service. Oversee scheduling, task delegation, and daily/weekly/monthly checklists to ensure nothing falls through the cracks. Set the example of professionalism for the staff in action and dress. Leasing & Marketing Oversee the leasing process from inquiry to signed contract, ensuring lease paperwork is completed accurately and efficiently. Coordinate marketing efforts to keep occupancy high at competitive rates Oversee smooth operation of and updates to the King Henry website, social media channels, and advertising materials. Build and maintain strong relationships with the BYU off-campus housing office and staff. Tenant Experience Plan and execute a minimum of two engaging tenant social events per month, reinforcing and building the fun, connected, social experience King Henry is known for. Handle tenant concerns, complaints, and requests with professionalism, urgency, and genuine care. Conduct regular apartment visits and daily property walk-throughs to proactively identify and address issues before they become problems. Maintain a welcoming, clean, and well-organized office environment that reflects the quality of our brand. Maintenance Coordination Partner closely with the on-site Maintenance Supervisor to ensure all tenant work orders are addressed quickly and thoroughly, and all appropriate property maintenance is handled. Conduct regular property walk-throughs to proactively identify maintenance needs, aesthetic issues, and potential hazards across apartments, common areas, and grounds. Hold regular planning meetings with the Maintenance Supervisor to prioritize repairs, track open items, and ensure nothing is left unresolved. Maintain a high standard of quality across the entire property - if something doesn't look right, fix it. Operations & Administration Oversee daily operations, monthly rent collection, fee tracking, and financial record-keeping with accuracy and consistency. Take ownership of problems until they are solved correctly. Ensure 24/7 coverage and emergency on-call availability for the property. Prepare weekly and monthly reports for ownership and the General Manager. Ensure full compliance with company policies, applicable laws, and BYU housing standards. What We're Seeking in a Candidate Proven experience in property management, team leadership, or a similar operational role, ideally in student housing. A true self-starter - someone who can see what needs to be done, make a plan, execute it, delegate effectively, and follow up to ensure accountability. Detail-oriented and organized, with the ability to manage multiple priorities simultaneously without dropping the ball. Excellent communicator with strong interpersonal skills - equally comfortable with tenants, staff, university contacts, and ownership. High energy, positive attitude, and a genuine love for connecting with people. Comfortable with on-call responsibilities and the dynamic pace of student housing Must adhere to and uphold

Honor Code standards while on duty. Compensation & Benefits Competitive compensation in line with experience. Role with begin with a ~90-day paid training period, followed by promotion to salaried On-Site Manager upon successful completion of training. Quarterly performance bonuses, based on achievement of leasing and management priorities. Paid vacation (up to 10 days/year after year one) and paid personal leave.
