Job Description
Mason Development is an investment firm specializing in Low Income multifamily, Market rate multifamily and mixed-use real estate investments. We are seeking a Assistant Community Manager to join our team for our Southwestern Virginia (Bristol) market. The primary objective of the Assistant Community Manager is to supervise all phases of on-site operations, including the hiring, management of job performance and training of onsite staff. The Assistant Community Manager has the following responsibilities (but are not limited to): Collecting rents and responding to tenant complaints Identifying tenants and completing the leasing process for various buildings in the portfolio that become vacant, which includes: verifying each tenant's eligibility for the particular vacant apartment; conducting interviews according to Housing First and the Fair Housing Act; completing background checks on all applicants; and completing paperwork relating to low-income housing, rental subsidies, maximum rent calculations before signing a lease. Ensuring that tenants move in within thirty days. Working with tenants to complete paperwork related to ongoing tenancy, including lease renewals and annual income re-certifications. responding to inquiries about housing; maintaining records of housing applications received; maintaining copies of leases and lease records; provide lease documentation for legal matter related to tenants; provide lease information for audits; issue and maintain building wide memos; issue and maintain lease violation letters related to tenants; and Emailing monthly rent bills, as needed.
EXPECTATIONS
Property meets all Fair Housing Standards, Waiting List Standards, Qualification and Certification Rules. Maintains Tenant Files in organized manner. MOR score and State Agency Reviews are possible indicators. Property is maintained properly - interior and exterior. Nsprire score or State Agency Reviews are possible indicators. Property meets or exceeds Occupancy standards. Reports are submitted in a timely manner. Achieve acceptable Resident Satisfaction score as measured. Ability and means to travel for training as needed, proof of liability and property damage insurance on vehicle used is required. Performs other duties as assigned.EXPERIENCE
An ideal candidate will have at least one (1) year of Community/Property management experience and is very familiar with Low Income Housing administration. An associates, bachelor's or equivalent multifamily courses/designations are preferable. Prior to hiring a drug screen and background check will be conducted on a successful applicant.Benefits:
