Property Management Comptroller 6426 Maddox Boulevard, Chincoteague Island, VA 23336 Full-time Full-time Property Management Comptroller The Property Management Comptroller is responsible for overseeing all financial and accounting operations of the company, including property management trust accounting, owner distributions, financial reporting, budgeting, cash flow management, payroll, and compliance. This position serves as a key member of the leadership team, providing financial analysis and guidance to support operational efficiency, profitability, and strategic growth. The ideal candidate is a highly organized financial professional with strong accounting expertise, leadership experience, and a thorough understanding of property management and vacation rental operations. Key Responsibilities Financial Management & Accounting Oversee all accounting operations, including accounts payable, accounts receivable, payroll, trust accounting, and financial reporting. Ensure accurate and timely preparation of monthly, quarterly, and annual financial statements. Maintain the general ledger, chart of accounts, and financial reporting systems. Ensure accurate processing of owner distributions, security deposits, rental income, vendor payments and management fees. Budgeting & Financial Analysis Develop and maintain annual operating budgets and financial forecasts. Prepare periodic financial reports comparing budgeted performance to actual results. Analyze company and property-level performance to identify trends, opportunities, and areas for improvement. Create reports and dashboards that provide meaningful insights into revenue, occupancy, maintenance costs, operating expenses, and profitability. Monitor and manage company cash flow. Property Management Financial Oversight Ensure compliance with trust accounting requirements and property management/real estate regulations. Oversee homeowner statements, tenant accounting, and property-related financial reporting. Monitor reserve accounts and ensure proper handling of client funds. Work closely with the company owners to support operational and financial objectives. Assist in establishing and maintaining internal controls to protect company and client assets. Compliance & Risk Management Ensure compliance with federal, state, and local tax requirements. Oversee annual audits, reviews, and financial compliance activities. Maintain financial policies and procedures that support operational effectiveness and regulatory compliance. Leadership & Administration Establish departmental goals, procedures, and performance expectations. Promote a culture of accountability, professionalism, and continuous improvement. Participate in special projects and strategic initiatives as assigned. Qualifications/Education Minimum of an Associate's Degree in Accounting, Finance, Business Administration, or a related field required. This qualification may be substitued with equivalent experience. Experience Minimum 3 years of progressive accounting and financial management experience. Property management, real estate, hospitality, or vacation rental industry experience strongly preferred. Experience with trust accounting and client fund management preferred. Skills & Competencies Thorough understanding of accounting principles, financial reporting, and budgeting. Strong analytical and problem-solving abilities. Excellent written, verbal, and presentation skills. Advanced proficiency in Microsoft Excel and financial reporting tools. Experience with accounting and property management software systems. Ability to communicate effectively with company leadership, property owners, tenants, vendors, and team members. Exceptional integrity, professionalism, and attention to detail.
