Job Description
Job Summary We are seeking a reliable, organized, and customer-focused Apartment Attendant / Supervisor with marketing and administrative experience to manage daily operations of our residential community. This role combines property marketing, tenant relations, rent collection, basic bookkeeping, and property upkeep to maintain high occupancy, strong financial performance, and exceptional resident satisfaction. Key Responsibilities Property Marketing & Leasing Create, post, and manage online and offline rental listings to attract qualified applicants. Conduct property tours for prospective tenants and highlight community features. Assist with tenant screening and lease execution. Monitor local rental market trends and recommend competitive pricing. Tenant Relations & Administration Respond promptly to tenant inquiries, concerns, and maintenance requests. Manage lease renewals and enforce community rules consistently. Prepare and maintain accurate resident files and communication logs. Rent Collection & Bookkeeping Collect monthly rents and other property fees, document payments, and ensure timely posting to tenant accounts. Maintain financial records, reconcile rent rolls, and prepare basic reports for property owners or management. Assist with budget tracking and invoice processing. Property Maintenance & Upkeep Conduct regular property inspections and coordinate preventive maintenance. Supervise cleaning, landscaping, and minor repairs; initiate work orders with vendors as needed. Ensure common areas and leased units remain safe, attractive, and in compliance with standards. Compliance & Reporting Ensure compliance with local, state, and federal housing regulations. Prepare occupancy, financial, and operational reports for owners or senior management. Skills & Qualifications High school diploma or equivalent; college degree preferred (Business, Marketing, Real Estate, or related). Previous experience in property management, leasing, or customer service. Strong marketing, communication, and interpersonal skills. Basic bookkeeping or financial reporting experience. Proficiency with property management software and MS Office. Excellent organization, attention to detail, and ability to multitask. Preferred Attributes Self-starter with a proactive approach to problem solving. Ability to work independently and as part of a team. Experience in community engagement or resident retention strategies. Working Conditions Office environment with frequent interaction with residents and vendors. May require occasional evening or weekend work for events or urgent issues. Salary + $5k Occupancy Bonus + 50%
