Licensed Property Manager

Abrams Realty is seeking a full-time Licensed Property Manager to join our growing team. We are looking for someone experienced in residential property management who can confidently manage tenant relations, owner communication, lease enforcement, maintenance coordination, and daily operations while ensuring compliance with all Virginia landlord-tenant laws and Fair Housing regulations. The ideal candidate must be professional, organized, detail-oriented, and able to handle a fast-paced environment with strong problem-solving and communication skills.

Job Responsibilities:

Manage residential rental properties on behalf of owners Onboard new owners and properties into the property management portfolio Communicate with tenants, owners, vendors, and contractors daily Coordinate maintenance requests, repairs, and rent ready turnovers Enforce lease agreements and company policies Handle notices, lease renewals, non renewals, and compliance matters Process move ins and move outs Review inspections and property conditions Ensure compliance with VRLTA, Fair Housing, and company procedures Coordinate with accounting, maintenance, and leasing departments Assist with court matters, tenant disputes, and legal notices when needed Maintain detailed records and documentation within property management software Manage multiple properties and tasks simultaneously

Requirements:

Active Virginia Real Estate License

REQUIRED

Minimum 2 years property management experience preferred Strong understanding of Virginia Residential Landlord Tenant Act (VRLTA) Strong knowledge of Fair Housing laws and compliance Experience handling tenant landlord disputes and lease enforcement Experience with AppFolio or similar property management software preferred Strong organizational and time management skills Ability to work in a team environment Professional written and verbal communication skills Ability to multitask in a fast paced office environment Own transportation and a valid driver's license are required for work needs Experience coordinating vendors and maintenance preferred

Pay:

$22.00 - $24.00 per hour
