Property Manager Coldwell Banker Premier Real Estate - 4.2 Virginia Beach, VA Job Details Full-time $48,000 - $53,000 a year 1 day ago Benefits Paid time off Qualifications Teamwork Sales Real Estate License Business development Organizational skills Marketing Full Job Description Property Manager - Residential Rentals (Hampton Roads) Coldwell Banker Premier Property Management Coldwell Banker Premier is seeking an experienced and growth-focused Property Manager to oversee and help grow an established residential rental portfolio throughout the Hampton Roads region. This role focuses on owner relations, tenant management, portfolio performance, business development, and maintaining high customer service standards. We are seeking someone who is organized, responsive, professional, and comfortable managing multiple priorities in a fast-paced environment. The ideal candidate understands how to manage relationships across a large number of individual property owners, while also actively working to grow and maintain the portfolio. Position Overview The Property Manager is responsible for the day-to-day oversight of a residential rental portfolio including tenant relations, owner communication, lease enforcement, vacancy oversight, court coordination, business development efforts, and collaboration with accounting and maintenance teams. This role differs from large institutional-style property management, as our portfolio consists primarily of individually owned properties with a high volume of owner relationships. The ideal candidate must be comfortable managing the expectations and communication needs of many different owners simultaneously. Key ResponsibilitiesOwner & Tenant Relations Serve as primary contact for owners and tenants Maintain strong communication and response times Build and maintain long-term owner relationships Conduct regular owner check-ins Professionally handle escalations and conflict resolution Portfolio Management Oversee assigned residential rental portfolio Maintain occupancy and retention goals Ensure leases, management agreements, and documentation are current Monitor lease expirations and renewals Protect and maintain the health of the existing portfolio Business Development & Growth Assist with growing the rental portfolio through relationship building and lead generation Network with Realtors, investors, builders, and local contacts Identify opportunities to gain new management business Support company growth initiatives and marketing efforts Maintain strong service levels to encourage owner retention and referrals Operations & Compliance Ensure files meet company quality standards Coordinate inspections and follow up on findings Oversee delinquency and eviction processes Attend court hearings when required Ensure AppFolio records are accurate and complete Escalate legal or financial risks appropriately Leasing & Vacancy Oversight Monitor vacancies and leasing activity Work with leasing agents on marketing strategy Review applications and approve qualified tenants Assist in minimizing vacancy loss and days on market Team Collaboration Work closely with coordinators, maintenance, accounting, and leadership teams Participate in PM meetings and company initiatives Support process improvements and operational consistency Portfolio Coverage Area Properties are located throughout Hampton Roads including: Norfolk, Virginia Beach, Chesapeake, Newport News, Hampton, Suffolk, York County / Williamsburg and Portsmouth Travel between properties is required. Qualifications Property management experience preferred (2+ years ideal) Experience managing multiple owner relationships strongly preferred Business development or sales experience preferred Experience with AppFolio or similar software preferred Strong communication, organization, and problem-solving skills Ability to manage multiple deadlines and priorities Professional and customer service-oriented mindset Virginia Real Estate License required Schedule Full-time Some weekends required Occasional after-hours escalations as needed Court attendance required as part of role duties Compensation & Benefits Competitive salary (based on experience) Performance bonus opportunities PTO and company holidays Support staff provided (coordinator & accounting team) Additional Information Employment is contingent upon completion of a background check and any required licensing verification.
