Property Manager/Leasing Agent Castle Rock Management Property Manager- Winchester, VA Job Title Residential Property Manager Job Summary We are seeking an experienced and customer-focused Residential Property Manager to oversee the daily operations of residential properties and ensure a high level of tenant satisfaction. The ideal candidate will manage leasing activities, property maintenance, rent collection, tenant communication, and vendor coordination while maintaining occupancy goals and property standards. Key Responsibilities Oversee daily operations of residential apartment communities, townhomes, and rental properties Build and maintain positive relationships with residents by responding to questions, concerns, and service requests in a timely manner Coordinate leasing activities, including marketing vacancies, conducting property tours, processing applications, and preparing lease agreements Manage tenant move-ins, renewals, and move-outs Collect rent payments and manage delinquency accounts in accordance with company policies Conduct routine property inspections to ensure cleanliness, curb appeal, and overall property condition Coordinate maintenance and repair work with internal maintenance staff and outside vendors Monitor occupancy rates and assist with resident retention initiatives Maintain accurate tenant records, reports, and property documentation Ensure compliance with Fair Housing laws and local, state, and federal regulations Assist with budgeting, expense tracking, and financial reporting Handle resident disputes and resolve issues professionally and efficiently Respond to emergency situations and after-hours property needs when necessary Qualifications High school diploma or equivalent required; associate or bachelor's degree preferred 3+ years of residential property management or leasing experience preferred Strong customer service and interpersonal communication skills - Restaurant Industry Workers encouraged to apply Knowledge of Fair Housing regulations and landlord-tenant laws Proficiency in property management software (AppFolio or Buildium) and Microsoft Office Suite Excellent organizational, problem-solving, and multitasking abilities Ability to work independently and manage multiple priorities Valid driver's license and ability to travel to Winchester, VA Preferred Skills Experience managing apartment communities or multifamily housing Leasing and resident retention experience Budget management and reporting knowledge Strong conflict resolution and negotiation skills Attention to detail and ability to maintain accurate records Work Environment This role involves working both in an office setting and throughout residential properties. The position may require walking properties, climbing stairs, and occasional evening or weekend availability to address resident needs or emergencies.
