Responsible for the overall management of assigned multifamily housing properties to satisfy the requirements of the ownership and tenants, to preserve and increase the value and integrity of the properties and to meet the financial objectives of the ownership and management. We embrace the importance of being a positive team player and doing the right thing no matter how difficult.Duties and Responsibilities Tenant management:
Maintain high occupancy rates Meeting potential tenants, showing them the property and screening their applications in accordance with anti-discrimination laws Manage tenant turnover to minimize days off market Manage renewals Understanding and enforcing landlord-tenant laws and regulations Investigating and resolving property complaints and rental violationsRent Collection:
Collecting rent and other property fees from tenants Managing delinquent payments up to and including evictions Maintain accurate record of all actions related to managing delinquencies in AppFolio Adjust rent as needed and indicated by budgetFinancial Management:
Develop and manage annual budgets by forecasting requirements and analyzing variances, data and trends Accomplish financial goals and report periodically on financial performance Complete and submit all necessary reports on timeProperty Maintenance:
Inspecting properties and arranging repairs and new materials as required. Coordinating agreements for ongoing services such as maintenance, waste disposal, landscaping, security, and overseeing resolution of disputes with these service providers as needed.Marketing:
Develop a marketing plan specific each property Advertise vacant properties Promptly respond to all guest cards Maintain accurate records of guest card management, prospect sources, move-in/move-out dates and unit readinessOwner Communication:
Regular and reliable reporting of property's metrics to owners. Responds promptly and thoughtfully to owner questions concerns Understands and anticipates owner's concerns and questions Attributes A creative mindset and ability to come up with unique ways to market vacancies Clear, concise and respectful communication skills and active listening Organizational skills including calendar management, the ability to prioritize and stay on top of multiple duties Skilled at delegation and the ability to teach others Attention to detail Resourceful and able to problem-solve to find solutions for a variety of potential issues Commitment to constant improvement and learning Ability to build positive team relationships Makes and communicates tough decisions Technical Skills Able to fully utilize and/or learn computer and phone applications o MS Word, Excel Outlook mail and calendar, Proficiency in computer skills and experience using CRM software, preferably familiar with AppFolio Working Conditions Must have a vehicle to travel between sites or to appointments. Able to lift 25 pounds or up to 50 with assistance. Able to walk the units including using stairs. Qualifications Minimum 3 years previous experience as Community/Property Manager for a property with 50 or more units. High School diploma/GED required Driver's license Ability to work weekends or holidays if required. Bi-Lingual (Spanish) preferred for some propertiesJob Type:
