WHAT YOU'LL DO
We are seeking an experienced, motivated, and service-oriented Property Manager to lead our renting operations and drive occupancy success across our Washington community. This role blends hands-on renting responsibilities with team collaboration, financial oversight, and a strong focus on resident satisfaction. The Property Manager ensures the achievement of revenue, occupancy, and renewal goals by overseeing day-to-day renting activities, guiding the onsite property team, and implementing effective marketing strategies. Renting & Marketing Direct marketing, advertising, outreach, and renting strategies to meet occupancy and revenue goals. Actively participate in the renting process by generating and monitoring traffic, conducting tours, qualifying prospects, preparing rental documentation, and completing move-in/move-out procedures. Review and analyze rental reports, closing ratios, and market conditions to adjust pricing, concessions, and marketing campaigns. Ensure vacant apartments and model units are "rent ready," collaborating with maintenance managers to maintain overall property appearance. Compare rental rates and unit offerings at competing properties, including conducting physical site visits, to evaluate market positioning, amenities, and pricing strategies. Resident Relations Serve as a professional and responsive point of contact for residents, prospects, and property ownership. Promote resident retention and satisfaction through timely resolution of questions, concerns, and service requests. Oversee changes in rental agreements, including communication, resident events, and move-out coordination. Financial & Operational Management Provide reports for rental agreement changes and new rentals as needed. Ensure compliance with company policies, Washington State landlord-tenant laws, and local jurisdictional requirements.
WHAT WE'RE LOOKING FOR
Education:
High School Diploma or GED Experience:
2-3+ years of renting management experience, preferably in multi-family, or high-volume residential renting.
Knowledge:
Strong understanding of the Washington State rental market and compliance requirements.
Skills:
Proven ability to achieve renting, occupancy, and renewal benchmarks. Excellent communication, customer service, and conflict-resolution skills. Proficiency in renting/property management software (Yardi, Entrata, RealPage, Rent Cafe, or AppFolio) and MS Office Suite/ excel .
Other:
Valid driver's license and auto insurance (required for site travel); ability to work a flexible schedule including some evenings, weekends, and holidays.
