Full Job Description Scope of Responsibilities:
The Commercial Property Manager is primarily responsible for the day-to-day management of a small portfolio of family-owned properties in accordance with the goals and objectives of the owner. Basic Duties and Responsibilities include, but are not limited to: Respond to and resolves tenant concerns and work orders. Meet with tenants as required ensuring that tenant needs are met. Assure that monthly physical property inspections are completed. Interact with property vendors and contractors to ensure prompt response to maintenance issues. Responsible for ensuring that on-going contracted vendor services are performed on schedule, and services meet contract specifications. Request/review/recommend bids for contracted services. Work with Leasing Brokers to ensure occupancy goals are met. Ability to use and edit standard lease documents as needed.
Financial and Reporting:
Prepare annual CAM reconciliations and budgets. Prepare Quarterly billings to major tenants. Prepare lease abstracts and maintain lease files in Yardi. Review and code invoices. Review percentage rent and prepare CPI increases.
Tenant Improvement Construction :
Work with construction contractor to ensure schedules are met and improvements performed in accordance with tenant requirements and building standards as directed. Conduct walk-throughs with contractor and tenant during construction process. Perform final punch list and ensure that all punch list items are corrected. Maintain construction files.
Knowledge, Skills and Characteristics Required:
Minimum of five (5) years as a commercial property manager, preferably in the retail field, with a history of increasing responsibility. Strong financial analysis skills and understanding of the budget process. Strong customer service skills. Courteous, professional, respectful rapport with peers and subordinates. Ability to read, understand, and abstract leases and contracts. Strong computer literacy in MS Word, Excel and Outlook. Ability to draft quality letters, reports, and memos. Ability to recognize and require high quality maintenance work. Ability to work well in a team atmosphere with a positive attitude. Good organization and time management skills. Willingness to step in and help.
