Job Description

Job Overview We are seeking an experienced, part-time Community Manager (20 hours per week) to oversee on-site operations at two Manufactured Housing Communities. This is a hands-on, tenant-facing role in a resident-owned community, where success depends on your ability to work closely with residents and the resident board while also enforcing community standards consistently and professionally. This is not a purely administrative or office-only position. The ideal candidate is comfortable with rent collection, issuing and following up on notices, enforcing community rules, and managing difficult resident conversations when needed. Strong communication, fairness, and emotional composure in conflict situations are essential. You will work closely with both residents and the elected board to support day-to-day operations, address community concerns, and help maintain a safe, clean, and well-managed environment. This role requires prior tenant-facing experience (such as leasing or property management) and the ability to work independently while making sound judgment calls in real-world situations. On-site work is required at our Montesano, WA property (9 Poplar Rd., Montesano, WA 98563) approximately 2-3 days per week. Because of the required onsite presence, candidates who live within a reasonable commuting distance (approximately 30 minutes) are preferred, though some flexibility may be considered for the right candidate. The second property, located at 8209 9th Ave E., Tacoma, WA 98404, requires scheduled drive-through visits on the 2nd and 4th Tuesday of each month. Most other responsibilities for this location may be handled remotely. Proximity to both properties is preferred. The schedule includes set weekly hours, with increased availability during rent week, with flexibility when possible. Key Responsibilities Manage overall community operations in coordination with the resident board and Regional Manager Enforce community guidelines and support fair and consistent rule compliance Maintain cleanliness and overall appearance of the community Respond to emergency reports by phone and coordinate appropriate service providers (e.g., plumbers, electricians), when on-site presence is not required Represent the company professionally when interacting with residents, applicants, vendors, government officials, and the resident board Conduct weekly walkthroughs/drive-throughs and document community conditions with photos to assess curb appeal and maintenance needs Monitor maintenance and capital improvement projects and report updates to the Regional Manager and/or board as appropriate Prepare and file required documentation and, when necessary, appear in court on behalf of the company regarding evictions Collect rent payments and complete bank deposits as required Enter and maintain accurate data in the resident management system (Rent Manager) Perform other duties and special projects as assigned Required Skills Previous leasing, property management, or similar tenant-facing experience Strong written and verbal communication skills Excellent customer service skills Comfortable handling rent collection, notices, and enforcement of community rules Ability to work effectively with a resident board in a collaborative governance environment Self-motivated and able to work independently with minimal supervision Proficiency with Microsoft Office and general computer systems Education & Experience High school diploma or equivalent required Prior customer service experience required Minimum 1 year of leasing, property management, or similar tenant-facing experience required, including rent collection and enforcement of community rules/notices Preferred Qualifications Bilingual (Spanish) is a plus, but not required How to Apply Please submit your resume and cover letter through Indeed.
