Residential Property Manager Position Overview:
We are seeking a highly motivated and experienced person to oversee the operations, leasing, and maintenance of residential properties. The ideal candidate will have strong interpersonal skills, exceptional organizational abilities, and a commitment to providing outstanding service to our residents.Key Responsibilities:
Property Management Manage the day-to-day operations of residential properties utilizing our RentManager software, ensuring they are well-maintained and compliant with all regulations. Conduct regular inspections to maintain property standards and address maintenance issues promptly. Coordinate and supervise repairs, renovations, and preventive maintenance with contractors and vendors. Tenant Relations Serve as the primary point of contact for tenants, addressing concerns, questions, and service requests in a timely manner. Enforce lease terms and community rules to maintain a safe and respectful living environment. Handle tenant move-ins, move-outs, and conduct walkthrough inspections. Leasing and Marketing Advertise available units, conduct showings, and manage tenant screening processes. Negotiate and execute lease agreements while ensuring compliance with fair housing laws. Develop and implement marketing strategies to minimize vacancy rates. Financial Management Collect rent, security deposits, and other fees, ensuring timely payments and accurate record-keeping. Prepare and manage property budgets, analyze financial performance, and provide regular reports to property owners. Address delinquent accounts and coordinate evictions when necessary. Compliance and Documentation Maintain organized and detailed records of tenant interactions, lease agreements, maintenance requests, and financial transactions. Ensure compliance with local, state, and federal laws, including fair housing and safety regulations. Stay updated on industry trends and best practices.Qualifications:
Education/Experience:
Preferred butNOT REQUIRED
(other management experience may qualify). Bachelor's degree in property management, real estate, business administration, or related field (preferred but not required).Skills:
Excellent communication and negotiation skills. Strong problem-solving abilities and attention to detail. Proficiency in property management software and other popular software such asMS OFFICE 365.
Ability to multitask and prioritize in a fast-paced environment.Job Types:
