Properties Position Summary Manage three apartment complexes, consisting of one with 262+ units and two others with 29 additional units, and two rental houses. Manage the rental receipts and records, tenants, and property maintenance. Education Requirements Associate's degree or equivalent combination of experience and education. Bachelor's degree highly preferred. Business management and/or accounting courses would be beneficial. Experience Requirements 3 or more years of same or similar experience: day to day management of residential lease-based property; or similar position managing customer service, receipts, and physical property. Experience preparing receipts and reports, property marketing and unit turnover, resident customer service, coordinating property maintenance, and office organization and recordkeeping preferred. 3 or more years direct supervisory experience, assigning and monitoring work, and reviewing performance. Skill and Ability Requirements Problem solving, where problems regularly range from simple to complex, with multiple steps for resolution and varied outcomes. Ability to solve emergent problems where precedent may not exist, and know where to turn for assistance or approval, if needed. Excellent communication skills involving written, spoken, presentation. High level of dealing with various levels of emotions in providing effective problem solving and customer service. Ability to listen to others and communicate back to them answers to questions, set a tone of helpful customer service, and to give negative answers without escalating emotions. Ability to provide clear instructions, feedback, and review of others' work. Ability to work in a fast-paced environment, prioritize and multi-task. Workload will be heavy ad month end and month beginning, where the office will be busy and hectic. Work requires the ability to respond to issues and shift gears quickly if something urgent comes up. Ability to organize all paperwork and administrative work required to operate the property leases and work with vendors. Planning for month-to-month operations and, seasonal projects Bookkeeping skills required in order to process rent payments, utilize property management software, and perform reconciliations in order to balance, and make deposits. Math and analysis ability in order to analyze rental receipts, market comparisons, plan rental increases, and perform cost summaries and analysis. Accountability/Impact Manage rental property of 262 units, one 19 unit complex, one 10 unit complex, and two rental houses. Monthly financials of approximately $300,000. Financial impact on DGP through ensuring properties have a high rental percentage, rents are market competitive, rent receipts from residents are on-time, the office is administered efficiently, and maintenance is cost-effective. Supervision This position has minimal direct supervision and works independently within budgets, plans, policies and procedures. Most work is reviewed after-the-fact. Experience Requirements 3 or more years direct supervisory experience, assigning and monitoring work, and reviewing performance.
