Full Job Description Description:
Blanton Turner is seeking a highly organized and proactive property management professional for a unique hybrid opportunity that begins as a temporary Flex Property Manager role and transitions into a permanent, full-time Centralized Property Manager position. As the Centralized Property Manager, you will support multi-family property management teams across our portfolio by handling key operational responsibilities traditionally managed onsite — including property walks, customer service escalations, move-in and move-out coordination, ownership communication, and pricing support. By centralizing these functions, you will help create consistency, improve response times, and drive resident retention and ownership satisfaction. You will partner closely with Portfolio Manager(s) to ensure properties are operating smoothly, residents are supported, and key tasks are completed accurately and on time. Until the Centralized Property Manager portfolio reaches full unit-count capacity, you will perform Flex Team coverage and project work concurrently with your centralized duties. The ideal candidate has property management experience, is comfortable managing a high volume of tasks, and brings a strong sense of ownership, organization, and follow-through. Role Structure & Transition This position is structured in two phases: Phase 1 — Temporary Flex Property Manager (with concurrent Centralized duties)Schedule:
Tuesday through Saturday, 9:00 AM- 5:00
PM Focus:
Provide Property Manager-level coverage across the Flex portfolio and complete Flex Team assignments, while ramping into Centralized Property Manager responsibilities as portfolio capacity growsDuration:
Continues until the Centralized Property Manager portfolio reaches full unit-count capacity Dual-role overlap: During this phase, you will perform both Flex Team duties and Centralized Property Manager responsibilities concurrently Phase 2 — Centralized Property Manager (Full-Time, Hourly)Schedule:
Monday through Friday, standard business hours. Saturdays only as needed.Focus:
Operational oversight, escalations, move-in/move-out coordination, ownership communication, and pricing support across an assigned centralized portfolio Trigger for transition: Once the Centralized Property Manager portfolio reaches its full unit-count threshold, Flex Team duties are released, and this role becomes fully centralizedCompensation:
$41- 43/hr DOE; eligible for performance bonuses Relationships Reports to the Senior Portfolio Manager or Portfolio Manager Interacts with property owners and their representatives in a professional manner and in conjunction with all other Centralized roles, Principals, and Leadership personnel at Blanton Turner Interacts with prospects and residents with the highest level of customer service and a positive, will-do attitude Works proactively with business partners including all vendors and other personnel serving the property and its residents Partners with the Flex Team Manager during Phase 1 for coverage assignments and reporting Benefits /

A Day in the Life — Phase 1: Flex Property Manager During the Flex phase (and during the dual-role overlap), you will: Provide coverage at the Property Manager level as needed across the Flex portfolio Complete Flex Team assignments and special projects Prepare and submit daily property coverage reports to site staff and the Flex Team Manager Oversee and perform leasing duties including responding to inquiries, showing apartments, and preparing and executing leases Manage property calendar and ensure tours are completed on time Perform move-in and move-out items with accuracy Manage accounts receivable, accounts payable, check payments, and delinquencies Maintain both physical and digital property and resident files Perform daily property walks to address maintenance issues and ensure properties are tour-ready Respond promptly to security concerns and emergencies Schedule and provide vendor access as needed Comply with all Fair Housing Laws and Landlord-Tenant Laws Communicate effectively with residents, Blanton Turner employees, managers, and vendors Begin ramping into Centralized Property Manager duties as portfolio capacity grows A Day in the Life — Phase 2: Centralized Property Manager Upon full transition, your focus shifts to centralized operational oversight across your assigned portfolio: Prospect Interaction Conduct tours and prospect follow ups until application Property Operations & Walks Conduct and document routine property walks across assigned communities to ensure standards are maintained Document inspections using available mobile tools Identify operational, maintenance, and curb appeal issues and coordinate follow-up with onsite teams Track recurring issues and escalating trends impacting curb appeal, property performance, or resident experience Partner with onsite and offsite teams for vendor coordination and access as needed Support consistency and documentation in property standards across the portfolio Customer Service Escalations Manage and resolve escalated resident concerns in a timely and professional manner Act as a centralized point of contact for complex service issues requiring additional oversight Coordinate with onsite and offsite teams to ensure resolution and follow-through Identify patterns in escalations and recommend process improvements to reduce future issues Move-In & Move-Out Coordination Oversee move-in processes including verification of payments, lease execution, move-in inspections, and resident onboarding Coordinate key distribution and ensure a smooth transition into the unit Manage move-out processes, ensuring proper documentation, timing, and communication Partner with onsite and maintenance teams to ensure unit readiness and turnover efficiency Ownership & Stakeholder Communication Support communication with property ownership through scheduled updates and reporting Prepare summaries related to operations, issues, and performance trends Assist in responding to ownership inquiries and requests in a timely manner Administrative & Compliance Tasks Complete required property notices and documentation accurately and on time Ensure adherence to company policies, procedures, and regulatory requirements Maintain organized records of operational activities and communications Unit Pricing & Market Analysis Support unit pricing and concession reviews using market data and internal performance metrics Assist in maintaining competitive positioning through regular pricing and/or concession adjustments Partner with leasing and management teams to ensure alignment with market trends Support internal and external audits through data preparation and follow-up Workflow Optimization & Improvements Identify process inefficiencies and recommend improvements to increase accuracy and throughput Contribute to the evolution of centralized property manager roles and scalable operation models withinBlanton Turner Requirements:
Minimum 4 years' experience in property management or sales-related field 4-year college degree preferred Accredited Residential Manager (ARM) designation strongly preferred Certified Property Manager (CPM) designation desired WA Real Estate License desired Computer literate; proficient with productivity software including MS Office, Office 365, Google Workspace, Smartsheet, and Dropbox required Experience with Entrata, Yardi, and other multi-family property management systems desired; ability to learn quickly required Experience with CRM such as Elise AI desired Experience with self-guided tour tools such as Rently or Tour24 desired MFTE income-restricted housing knowledge required (Flex phase) Ability to manage high-volume, deadline-driven work with accuracy Customer service experience required; excellent customer service, communication, and writing skills required Able to prioritize duties; efficient time management skills required Ability to be self-motivated and work independently while collaborating with cross-functional teams Excellent organizational skills required Ability to communicate in a clear, friendly, professional, and proactive manner with others (including office and on-site staff); active listening skills required Ability to be creative, flexible, and to drive change Ability to work under pressure while maintaining both perspective and a sense of humor Willingness to try new and different approaches Understands the uniqueness of each project while carrying over best practices learned from others Ability to lift up to 30 lbs on a regular basis Must have reliable transportation and ability to commute to various properties within a given daySimilar jobs in Seattle, WA
