We're currently seeking a high-performing Community Manager to lead operations at a 200+ unit affordable (LIHTC tax credit) apartment community in Vancouver, WA. This role is ideal for a financially sharp, steady leader who can take full ownership of AR, collections, and the Washington State legal process while also setting clear standards for a newer on-site team. The site operates with real autonomy due to its distance from regional leadership, so the right candidate will be a true self-starter who can drive compliance, performance, and resident experience without needing day-to-day oversight. Responsibilities Oversee day-to-day operations for a 200+ unit affordable (LIHTC) community, including resident relations, leasing performance, and site standards Own accounts receivable, delinquency, collections strategy, and execution of the Washington State notices, eviction, and court process Lead, coach, and develop a newer on-site team, setting expectations and creating consistent operating rhythms Manage budgets, financial reporting, variance analysis, and KPI performance with a strong focus on operational discipline Ensure tax credit compliance, recertifications, and file integrity in alignment with program requirements Qualifications 3+ years of multifamily property management experience, including experience leading a site team Demonstrated strength in AR, collections, delinquency reduction, and the Washington State legal process for nonpayment and evictions Hands-on LIHTC tax credit compliance and recertification experience (Washington State experience strongly preferred) Strong financial acumen with budgeting, reporting, and variance analysis experience Experience with property management software (Yardi preferred; RealPage or OneSite a plus) and solid Excel skills Perks Total compensation range of approximately $80,000 to $100,000+, including base salary and bonus potential (top base up to $90,000 with strong performance bonuses) Relocation support available for the right candidate Full benefits package including all major insurance, 401k, and PTO High-visibility role with regional leadership and the opportunity to set the standard for a growing team Work for a nationwide company that can offer growth and stability
