Property Manager Advance Management Appleton & De Pere, WI About the Role Advance Management is seeking an experienced Property Manager to oversee a large multi-family apartment portfolio in the Appleton and De Pere area. This role requires a strong property management background, proven leadership ability, and experience managing a portfolio of at least 500 apartment units. The ideal candidate is organized, professional, resident-focused, and comfortable managing day-to-day operations, leasing performance, resident relations, maintenance coordination, financial performance, and team accountability. This position is best suited for someone who has successfully handled a high-volume apartment portfolio and understands how to balance customer service, occupancy, collections, compliance, and operational efficiency. Responsibilities Oversee daily operations for a large apartment portfolio in Appleton and De Pere. Manage and support leasing, resident relations, renewals, move-ins, move-outs, and resident concerns. Monitor occupancy, leasing activity, traffic, applications, renewals, and vacancy trends. Ensure properties are operating efficiently and meeting company standards. Work closely with maintenance teams to ensure work orders, turns, inspections, and property needs are completed in a timely manner. Review delinquency reports and assist with rent collection, notices, payment plans, and eviction-related processes when necessary. Conduct regular property inspections to ensure curb appeal, cleanliness, safety, and maintenance standards are being met. Train, coach, and hold on-site team members accountable. Communicate professionally with residents, applicants, vendors, ownership, and internal team members. Assist with budgets, reporting, vendor coordination, and operational planning. Ensure compliance with company policies, Fair Housing laws, lease terms, and applicable landlord-tenant regulations. Identify areas for improvement and help implement processes that improve efficiency, resident satisfaction, and property performance. Requirements Must have experience managing at least 500 apartment units. Strong knowledge of leasing, resident relations, collections, renewals, inspections, and property operations. Experience supervising leasing, office, and/or maintenance teams. Strong understanding of Fair Housing laws and landlord-tenant procedures. Ability to manage a high-volume workload and prioritize effectively. Strong communication, leadership, problem-solving, and follow-through skills. Comfortable using property management software and Microsoft Office. Valid driver's license and reliable transportation. Ability to travel between Appleton and De Pere properties as needed. Ideal Candidate Has successfully managed a large apartment portfolio. Can lead a team while staying hands-on with daily operations. Is confident handling resident issues, difficult conversations, and urgent property needs. Understands how to drive occupancy, reduce delinquency, and maintain strong property standards. Is organized, accountable, and comfortable working in a fast-paced environment. Takes ownership of the portfolio and follows through without needing constant direction.
