  • La Crosse Area We are looking for an experienced and proactive Property Manager to oversee a portfolio of residential communities throughout the La Crosse market.
This position plays a critical role in maximizing property performance, ensuring resident satisfaction, and maintaining operational efficiency. The successful candidate will possess strong leadership abilities, a solid understanding of property management best practices, and the ability to effectively utilize technology to support daily operations. As the primary point of oversight for assigned properties, this individual will work closely with residents, service providers, onsite personnel, and company leadership to protect asset value, and create a positive living environment. Essential Duties and Responsibilities Direct all aspects of the leasing process, including advertising vacant units, conducting property tours, reviewing applications, and preparing lease agreements. Manage daily operations through the company's property management platform. Coordinate maintenance activities, monitor work order completion, and maintain strong relationships with contractors and vendors. Ensure all communities operate in accordance with federal, state, and local housing requirements, including Fair Housing regulations. Perform regular site evaluations to verify property appearance, safety standards, and overall condition. Oversee rent collection efforts, monitor delinquent accounts, and maintain accurate financial records and reports. Maintain organized electronic files for leases, resident communications, vendor agreements, inspections, and any other company required documentation. Build and maintain positive relationships with residents by responding promptly to concerns and enhancing overall customer satisfaction. Partner with company leadership to develop and implement strategies that support occupancy goals and resident retention. Review operational and financial performance data to identify trends, improve efficiencies, and enhance property results. Preferred Qualifications Previous experience managing residential, multifamily, or apartment communities. Strong working knowledge of industry software and technology platforms used in property management. Experience with leasing, facilities oversight, budgeting, and vendor coordination. Thorough understanding of Fair Housing laws and applicable landlord-tenant regulations. Exceptional interpersonal, communication, and customer service skills. Strong organizational abilities with attention to detail and recordkeeping accuracy. Ability to effectively manage multiple priorities and adapt to changing demands. Proven problem-solving, decision-making, and conflict-resolution skills. Professional demeanor with the ability to lead teams, drive results, and maintain a resident-focused culture.
