Job Description

Assistant Property Manager (APM) plays a key role in leasing, marketing, and property management by conducting property walks, scheduling tours, and ensuring smooth communication with prospects. They manage leasing processes from lead follow-ups to drafting leases, assist with accounting tasks like sorting payables and receivables, and support the Property Manager (PM) in administrative and maintenance coordination. Additionally, the APM oversees move-in and move-out procedures, ensuring efficient apartment turnovers and maintaining high standards for resident experience. In addition to the tasks listed below, APM may be given smaller rental properties to lead manage, once they are comfortable doing so. Leasing & Marketing Schedule and complete tours, send follow-ups Responding, following-up, and auditing all leads and guest cards Process applications and keep leads notified about status Adding all 3rd-party marketing channel leads to AppFolio Taking unit photos Draft and send leases, after PM reviews Communicate move-in information with key pick-up Create move-in folders or packets Digitally send check-in sheets and cancel after 7 days Becoming an expert on a property during lease-ups Accounting Sorting payables Collecting receivables from drop boxes Assisting with AP/AR tasks as assigned by PM Management Acting as an administrative assistant to PM for management tasks Maintenance Coordination Assisting PM with maintenance tasks, as needed Apartment Turnovers Move out inspections Assisting with key pick-ups and welcome packets Work Schedule Monday - Friday, 7:45am to 4:15pm (half hour for lunch) Some evening and weekend hours might be required for tours Some flexible schedule may be required for high turnover months (nights and weekends) Potential on-site property management (remote office) Must have reliable transportation Compensation $40,000.00 - $45,000.00 a year based on experience Commission income earned for new leases secured and/or real estate sales, if the APM chooses to get their real estate license Benefits If you choose to pursue your real estate license, employer will pay for all education and licensing fees as well as first year's fees for the SCWMLS and WRA After 60-day satisfactory period, 10 days of PTO per year Up to 15 days PTO after three full calendar years of employment Paid holidays After two full calendar months, health, dental, vision benefits available (employer pays 50%) After two full calendar months, 401K contributions available. Employer will match up to 3.5%. First 1% is a 1-to-1 match, next 5% is a 0.5-to-1 match (i.e. need to contribute 6% to get full 3.5% match) After three full years of employment, employee can be enrolled in company merit-based profit sharing program
