Job Description

Company information Sunnybrae Properties is a Huntington-based real-estate investment and construction company. The company buys, remodels, leases, and manages residential properties in Huntington, WV, and the surrounding areas. We are invested in this community in several areas: Career opportunities: we provide opportunities for skilled or unskilled individuals in the areas of construction, leasing, administration, operations, management, and other roles.
Housing:
we provide quality and safe housing across Huntington and nearby areas.
Neighborhoods:
many of our houses or apartment projects have become the jewel of their blocks. We pride ourselves on improving neighborhoods, and in many cases our neighbors have started upgrading their homes, resulting in a much improved environment. Position We are looking for a highly motivated Leader who will be fully committed to the overall success of our business. The right person for this position will be singularly focused on results, through consistent and disciplined implementation and execution of processes that will lead to those results. This is not a 9-5 role, this role requires full commitment. The right Leader for this position can also experience major advancement in their career path as well as their financial situation. They will need to be committed, energetic, driven, technology-focused and results-oriented with a background in construction, real estate, property management, HR and/or general business. The position will manage and oversee all aspects of the business. Total compensation Base compensation or draw of $42,000 to $84,000 depending on background and qualifications. Total Compensation (including commissions, construction fees and/or equity) can result in total compensation of $100,000+ in year 1, $150,000+ in year 2, and increase from there. Housing and/or relocation package may be available for the right candidate.
Employment type:
contract (1099) initially, W2 possible in the future Responsibilities
  • supervise and/or assist in the following areas: A) Construction Recruit, hire, and develop construction resources Develop project scope specifications, project plans, schedules, and budgets Complete projects according to plan Oversee procurement, purchasing, inventory management, and distribution Build properties according to code and safety regulations B) Leasing Market units to maximize exposure and revenue potential Process new tenants, applications, etc.
Track leases, security deposits, and refunds Optimize rental revenue and occupancy C) Property management Facilitate tenant interaction
  • inquiries, complaints, requests, collections, evictions, etc. Oversee property and landscape maintenance, safety, and code compliance Property turns and upgrades Communication with municipal entities
  • utilities and services, property taxes/assessments, licenses and regulatory requirements Insurance coverage and claims Property management systems and processes
  • vendor management, rent roll, document tracking, etc.
Property financial reporting D) Administrative Support ownership in evaluating, purchasing, and refinancing properties Entity compliance with laws and regulations as applicable Support bookkeeping, accounting, and legal activities Contract and document review, negotiation, and execution E) Requirements Proven experience managing all aspects of a business Experience in construction and real estate Excellent organizational and time-management skills Analytical abilities and aptitude in problem-solving and creative solutions Excellent written and verbal communication skills Strong technology user including power-user capability in MS Office Strong capability in AI (Artificial Intelligence) Ability to use the Internet and AI for research, collaboration tools, purchasing, and vendor interaction Receptive to feedback, coaching, and direction.
