Hartford, CT Job Details Full-time $19 an hour 3 days ago Benefits Health insurance Dental insurance Paid time off Life insurance Retirement plan Qualifications Community partnership development Property management tools LIHTC Fair Housing regulations Lease document preparation Housing and Urban Development (HUD) regulations Regulatory compliance Property showing Administrative experience Tenant conflict resolution Data entry Housing assistance programs Full Job Description Leasing Assistant - Affordable Housing Position Summary The Leasing Assistant supports the Property Managers with leasing activities, administrative functions, marketing, and resident relations for a diverse portfolio of 700 affordable housing units funded through Low-Income Housing Tax Credits (LIHTC) and U.S. Department of Housing and Urban Development (HUD) programs. This role requires an understanding of affordable housing compliance requirements, experience with online leasing systems, and the ability to engage in positive manner with social services and community agencies to connect prospective residents with housing opportunities.
Office Location and Hours:
Park Street, Hartford, Monday through Friday, 8am-4pm Work Environment This position requires frequent interaction with residents, applicants, and community members, as well as regular travel between properties within the portfolio. Occasional evening or weekend hours may be required for community events or leasing needs.
Unit Locations:
Hartford, New Britain, Manchester, Glastonbury, Windsor Locks, Simsbury - Owned and Managed Properties within a 700-unit affordable housing portfolio.
Compensation:
$19/hour plus mileage. Health and Dental insurance benefits are paid 100% for employees and their dependents. Key Responsibilities Leasing & Marketing Respond promptly to leasing inquiries, provide property tours, and explain eligibility requirements to prospective residents. Market available units in compliance with Fair Housing laws and company policies. Maintain accurate and up-to-date property listings, advertisements, and outreach efforts. Conduct outreach to social service agencies, nonprofit organizations, and community groups to promote available units and build referral partnerships. Resident Screening & Application Processing Conduct pre-screening to ensure applicants meet LIHTC and HUD program requirements. Process rental applications, verify income and assets, and complete background checks. Prepare and present lease agreements in accordance with program regulations. Manage leasing process through RealPage and online leasing platforms, ensuring accurate and timely data entry. Compliance & Reporting Maintain accurate resident files to ensure compliance with LIHTC, HUD, and other applicable regulatory requirements. Work closely with the Compliance Manager to ensure initial certifications and resolve discrepancies. Maintain detailed leasing logs, waitlists, and reporting documentation for regulatory audits. Customer Service & Resident Relations Provide professional, courteous service to residents, applicants, and guests. Address resident concerns and work towards timely resolutions. Support community events and initiatives that promote resident engagement. Administrative Duties Utilize RealPage and online leasing systems for leasing, resident communication, and reporting. Track occupancy, turnover, and leasing activity to meet company performance goals. Assist with move-in inspections and unit readiness, in coordination with Property Managers and maintenance staff. Qualifications Minimum of 2 years of leasing experience in affordable housing, including LIHTC and HUD programs. Knowledge of Fair Housing laws, income qualification standards, and affordable housing compliance. Proficiency with property management software and online leasing systems. Excellent organizational, communication, and interpersonal skills. Demonstrated ability to conduct outreach and build relationships with community-based organizations and social service agencies. Ability to work independently, manage multiple priorities, and meet deadlines.
Preferred:
HUD Occupancy Specialist (HOS) and/or Tax Credit Specialist (TCS) certification. Bilingual in English/Spanish a plus!
