Job Description

Blankenship Paint & Glass handles commercial painting projects from preconstruction through closeout, and we need a Project Manager who can own that entire process. You'll be the single point of accountability on your assigned projects — managing schedules, budgets, GC relationships, and field execution from estimating handover to final billing. This is a hands-on role that requires someone who's organized, decisive, and comfortable running multiple projects at once without dropping the ball. Responsibilities Own assigned commercial painting projects end-to-end, from estimating handover through field-ready release and into execution Drive the full preconstruction process — submittals, buyout, scheduling, equipment planning, budget setup, and safety planning — through Field-Ready Gate signoff Serve as the primary GC and owner contact on all assigned projects Direct daily field execution in coordination with the assigned Foreman and General Foreman Maintain project budgets and cost-to-complete forecasts; monitor labor, material, and equipment costs against budget and address variances Identify, price, negotiate, and process all change orders; submit progress billings on time Process RFIs, submittals, and change orders through to resolution Enforce quality standards in line with contract specifications, manufacturer guidelines, and applicable SSPC standards Enforce company safety policies and OSHA requirements across all assigned projects Maintain project records, billing, and cost data in Foundation Software; manage documentation in OneDrive Execute thorough project closeout — punch list, final billing, retainage, warranties, and O&M handover Requirements Proven experience managing commercial painting or specialty subcontractor projects Solid understanding of construction scheduling, cost control, and change order management Comfortable serving as the primary GC interface — clear communicator, quick to respond, and able to hold your ground when needed Proficient in Microsoft Excel; experience with Foundation Software or similar construction PM platforms a plus Able to manage multiple active projects simultaneously without losing detail Valid driver's license and ability to make regular site visits Preferred Qualifications Background in commercial painting, coatings, or a related specialty trade Familiarity with SSPC standards and coating system specifications Experience with construction billing, retainage, and lien waiver processes Exposure to bonding, insurance compliance, and subcontract administration Compensation $65,000 - $80,000/year, depending on experience
