As we transition to self-management, we are building a unique team with a non-bureaucratic culture where you will have direct weekly involvement with the company owners.
Responsibilities Operations & Financial Management Daily Oversight:
Manage all property operations to ensure efficiency and compliance with Pier Rock standards.
Budgeting:
Develop and manage the annual operating budget, controlling expenses to meet financial goals.
Revenue:
Oversee rent collection, track delinquency, and implement collection or eviction procedures as necessary.
Reporting:
Monitor property metrics and prepare financial statements and budget variance reports for ownership.
Leasing & Resident Relations Occupancy:
Achieve target occupancy through effective marketing, lead follow-up, and leasing strategies.
Retention:
Foster positive relations by addressing concerns promptly and organizing community events.
Compliance:
Ensure all staff and processes adhere to Fair Housing guidelines and local/state laws.
Maintenance & Team Leadership Staffing:
Hire, train, and supervise the on-site leasing and maintenance personnel.
Facilities:
Coordinate with maintenance to ensure quick unit turnovers and timely resolution of work orders.
Inspections:
Regularly walk the community to maintain curb appeal and identify maintenance needs.
Projects:
Oversee vendor contracts and manage capital improvement projects or renovations
Requirements Experience :
Minimum of 5 years in Multi Family Property management, with at least 3 years specifically in a managerial role.
Legal Knowledge :
Strong expertise in Landlord-Tenant law and strict adherence to Fair Housing regulations.
Technical Proficiency :
Expert-level skills in property management software (e.g., Yardi, Appfolio, or similar platforms).
Financial Literacy :
Proven ability to manage annual operating budgets, analyze financial statements, and control expenses.
Leadership :
Experience hiring, training, and supervising both leasing and maintenance personnel
Schedule :
Saturday availability
Compensation & Benefits Salary Range :
$60,000-$65,000 plus Performance-based bonus structure included.
