Fogelman is seeking a detail-oriented Compliance Specialist to support operations at Bridgewater Apartments located in the Duluth area. This role is ideal for someone who is highly organized, compliance-focused, and passionate about supporting operational excellence and resident compliance within multifamily communities. The Compliance Specialist plays a critical role in ensuring resident files, certifications, and property operations remain fully compliant with HUD and affordable housing regulations. The ideal candidate brings at least two years of multifamily or affordable housing experience, working knowledge of HUD and income-qualified housing programs, strong attention to detail, excellent communication and customer service skills, and the ability to manage multiple deadlines in a fast-paced environment. Experience with Yardi is preferred. HUD certification experience is a plus. A valid driver's license may be required depending on the property. ESSENTIAL DUTIES AND RESPONSIBILITIES
Process applicant files for income-qualified housing programs Verify household income, assets, employment, and expenses Determine eligibility under HUD and affordable housing guidelines Complete initial certifications and annual recertifications Maintain accurate resident income and occupancy records Review third-party verification documents for compliance accuracy Calculate rent based on income limits and utility allowances Ensure compliance with HUD regulations and occupancy standards Monitor compliance with: Section 8 programs Project-Based Voucher programs HOME program requirements Stay current on HUD handbooks, notices, and regulatory updates Conduct internal file audits for accuracy and completeness Prepare files for state agency or HUD audits Correct deficiencies and resolve compliance findings Maintain organized digital and paper compliance files Track deadlines for recertifications and reporting requirements Ensure tenant files meet retention standards Submit required reports to HUD, housing authorities, and state agencies Prepare compliance reports for ownership and management Maintain occupancy and vacancy reports Monitor waitlists and ensure fair housing compliance Document resident communication and lease compliance matters Work closely with property managers and leasing staff Work closely with property managers and leasing staff
QUALIFICATIONS AND SKILLS 2
years of experience working in the multi-family industry. Working knowledge of property management platforms preferred (i.e., Yardi, Entrata, Yieldstar, CRM). HUD experience preferred Excellent communication (verbal and written), relationship-building, and customer service skills. Ability to work in a fast-paced environment and multitask. Depending on the property, a valid driver's license and automobile insurance may be required.
