Job Description

St. Mary's Roofing & Home Improvement is seeking a professional, self-motivated, detail-oriented Contracts Specialist to support the management and execution of construction contracts with government agencies and general contractors to perform construction services. We are looking for an energetic and positive individual with a strong understanding of contract processes to support our growing operations. The ideal candidate will have proven experience with contract management and a comprehensive understanding of the overall contract process. Key responsibilities include preparing bid documents, collaborating with estimators to finalize and submit bid documents within a timely manner, and monitoring projects in support of any needed documentation. The candidate should have experience working with subcontractors and ensuring they are in compliance of the contract and assist with project planning by developing Gantt Charts and schedule of values (SOV). Additional duties include researching subcontractors, developing subcontracts to be signed on a per-job basis, and finding new contractors that help meet Minority Business Enterprise (MBE) goals for each project. The role involves diligently preparing bids and working with contractors with quick turnaround, with most projects typically requiring completion within 2-3 weeks. The ability to work under pressure and dedicate extra time in these situations is critical. During the interview process, please be prepared to discuss experience from starting a project to final closeout documents. You will need to site specific examples.
KEY RESPONSIBILITIES
  • Research new projects and identify opportunities
  • Thoroughly review contract documents
  • some are over 2,000 pages
  • Understand what is needed to provide a complete bid package; gather all required documents, including certificates of insurance (COI) and bonding
  • Collaborate with estimators to prepare and submit bids promptly
  • Provide clients with all required documentation once Notice to Proceed (NTP) is furnished
  • Create Gantt Charts and schedule of values (SOV)
  • Follow along with project and ensure all certified payroll has been completed from in-house accountants as well as sub-contractors
  • Finalize all Close out Packages and documentation for the completion of the project to ensure prompt payment
