Chief Financial OfficerPRIMARY FUNCTION
: The Director of Facilities and Operations will oversee the day-to-day functioning of Facilities, Grounds, along with successful on-time and under-budget delivery of all construction projects. Responsibilities shall include, but are not limited to, the following: Inspects repair work, projects, equipment, work orders, daily maintenance, and supplies for the purpose of ensuring that jobs are completed efficiently; specifications for major capital improvements are within local/state/federal regulations; and, approving inspection reports and payment requests.ESSENTIAL FUNCTIONS
Performs personnel functions (e.g. interviewing, evaluating, supervising, etc.) for the purpose of maintaining adequate staffing, enhancing the productivity of personnel, and achieving objectives within budget for all maintenance, custodial, and trades positions. Recommends new hires, promotions, termination, and transfers for the purpose of maintaining staffing needs and productivity of the workforce. Maintains a safe work environment for district personnel and customers. Ensures that all district sites always look their best. Prepares written/oral reports for presentation to the governing board concerning facilities and related issues Schedules all annual inspections. Oversees all ordering and inventory of parts, tools, equipment, and supplies for maintenance and trades positions. Participates in the development of an annual budget for the areas of building maintenance, custodial, and trades, and secures estimates and cost quotes as needed. Monitors Preventive Maintenance and files state reports. Responsible for quality control at all sites regarding building systems, preventive maintenance, roof conditions, etc. Responsible for repairs on any district maintenance, custodial, and trades equipment. Prepares work schedules, assigns work and oversees the work product while minimizing overtime and call-in hours. Develops and maintains a preventative maintenance schedule program for applicable equipment and machinery. Assists in coordinating the custodial staff for facility rental events and coordinates with the Grounds Coordinator for athletic field schedules. Schedules all staff training and ensures employee certifications are up-to-date. Acts as a liaison for the district to the School Facilities Division for Building Renewal Grants and Adjacent Ways. Ensures that 24-7 On Call Services is properly delegated in the Facilities Department and serves as the back-up if all other facilities employees are unavailable. Supervises and directs all construction projects by ensuring general contractors, job-order contractors, or any direct subcontractor is held accountable for the highest quality work and warranty delivery. Inspects construction work for compliance with contract documents and keeps accurate project records. Assists in the development, in concert with the district's architect, of plans, programming, and construction documents for new schools and other district projects. Evaluates proposed materials and methods of construction. Ensures change orders are limited and that, if necessary, they are accurate and needed. Assists in the preparation of RFQs and RFPs for construction-related projects. Performs other duties as assigned.QUALIFICATION REQUIREMENTS

Bachelor's degree (Required) Business, Management, Construction or related fields, Master's degree preferred. Experience working with maintenance, grounds, and custodial staff in an educational environment Experience working with developers, architects, and construction projects Experience working with the State School Facilities Division preferred Knowledge of and adherence to all policies, regulations, and rules relating to the statutes of the Arizona Administrative Code Strong communication skills; thorough and attentive to details; able to prioritize and multitask; proactive and deadline-oriented Ability to read and understand work orders, safety rules, operating and maintenance instructions, and procedure manuals Ability to interact effectively with customers, vendors, and employees at all levels of the organization IVP Fingerprint Clearance Card required Required to pass a criminal history background checkPhysical Demands:

This position requires accurate perceiving of sound, near and far vision, and depth perception. Some of the work performed by the employee will be done outdoors throughout the course of the year. Some of the work performed by the employee will be done on the roof of the buildings.
