Job Description

Role Summary The Director of Property Management & Growth is responsible for leading, developing, and holding accountable our Property Managers while also driving new property management business through relationship-based recruiting and sales efforts.

This role is a player-coach position. You will not manage properties directly day-to-day, but you will be accountable for manager performance, KPIs, standards, and portfolio growth.

This role reports directly to the President/Owner and is a key leadership seat in the organization. Core Responsibilities 1. Property Manager Leadership & Accountability Directly manage and coach all Property Managers Conduct regular 1-on-1s focused on KPIs, priorities, and problem solving Ensure consistent execution of company SOPs and standards Identify performance gaps and implement improvement plans Make recommendations on hiring, promotion, or termination of Property Managers Build a culture of ownership, follow-through, and professionalism 2. KPI Ownership & Operational Performance Own and monitor Property Manager scorecards Track and improve key metrics including (but not limited to): Occupancy / pre-leasing Delinquency & collections Turn times Leasing velocity Owner satisfaction Use data to coach behavior—not just report results Escalate issues early and proactively 3. Recruiting & Business Development Actively recruit new property management business Build and maintain a pipeline of prospective owners, HOAs, and referral partners Follow up consistently with leads and prospects Represent H.A. Edwards professionally in the community Work closely with ownership on pricing, proposals, and onboarding strategy 4. Hiring & Talent Development Assist in recruiting, interviewing, and onboarding new Property Managers Identify leadership potential within the team Develop future leaders and succession plans Uphold company values and culture standards 5. Cross-Department Coordination Work closely with accounting, maintenance, leasing, and leadership Ensure alignment between operations and company goals Identify inefficiencies and recommend improvements Outcomes This Role Owns (Not Just Tasks) Property Managers consistently hitting KPIs Clear accountability and follow-through across the management team Reduced operational surprises and escalations Measurable growth in management contracts Strong owner and association relationships A healthy, disciplined, and coachable Property Management team Ideal Candidate ProfileRequired Traits & Attributes Extremely high personal accountability Comfortable holding others accountable Data-driven and process-oriented Calm, steady, and emotionally mature under pressure Strong follow-up and organizational discipline Coach mindset—develops people instead of rescuing them Comfortable initiating sales and growth conversations Respected by operators; credible leadership presence Experience & Background 5+ years in property management, operations leadership, or a related field Prior experience managing managers strongly preferred Experience with KPIs, scorecards, and performance management Sales or business development experience is a strong plus Familiarity with EOS or similar operating systems preferred What This Role Is Not Not a micromanager Not a passive administrator Not a "check-the-box" supervisor Not a pure salesperson Not someone afraid of hard conversations Why Join H.A.
