Job Description
Construction Drafter Amethyst Heights LLC Vista, CA Job Details Contract $1,800 - $2,300 a month 17 hours ago Qualifications 3D modeling software Renovation Residential construction Construction document project phase Revit Construction plans Residential design (architectural design tasks) Building code analysis 2D CAD drafting 3D modeling for architectural design Full Job Description The Situation We run a short-term rental business and we're converting a garage into a family recreation room with a wet bar and bathroom. It's become bigger than we can handle ourselves. We've got rough designs on Sketchup, we've got vision, but we need someone who can take what we've started and turn it into real, buildable drawings that contractors can bid from and code officials will approve. The Work You'll be converting our SketchUp plans into clean CAD and 3D drawings that actually work.
This means:
Translating our floor plan into detailed construction drawings contractors can build from
Catching the stuff that looks good on paper but won't actually work (plumbing clashes, electrical conflicts, building code issues)
Creating drawings for county submission (we've got an initial permitting phase early on that needs to be tight)
Working in SketchUp, AutoCAD, or 3D tools to create visualizations for our contractor and county review
Managing revisions as details get finalized Early on (first 1-2 weeks), you'll focus on finalizing the structural/permitting drawings for the garage wall infill.
This is a smaller piece but it needs to be solid and done on schedule. After that gets submitted, you move into the full conversion drawings. The whole project is 8-12 weeks depending on how fast things move. This is not a pure CAD operator job. We need someone who understands construction and can spot problems. An experienced builder consultant is available for technical questions, so you're not flying blind if you're not sure about something. Who We're Looking For You should be comfortable with AutoCAD and SketchUp, have basic construction knowledge, and be able to ask smart questions when something doesn't add up. We're not looking for a high-end designer. We're looking for someone who can execute well, think critically, and communicate clearly. This role works well if you:
Like knowing exactly what the project is and when it's done (no vague open-ended stuff)
Want potential for ongoing work (we've got another bigger conversion project lined up after this one, and we'll be looking to bring the right person back)
Take pride in work that's actually going to get built
Can move fast without cutting corners Required skills:
AutoCAD (2D drafting)
SketchUp (or willingness to learn it quickly if you're strong in other tools)
Basic construction knowledge and building codes familiarity
Ability to work from sketches and rough plans and turn them into precise drawings
Clear communication Nice to have: Revit, BIM experience, wet bar/bathroom project experience, knowledge of San Diego County building requirements The Money Total project payment is $1,800-$2,300 depending on your skill and experience level.
We'll nail down the exact number once we know who we're working with. The project breaks into milestones (we'll work out those details with whoever we hire). Getting the permitting phase done quickly and well is the first milestone. Completing the whole project faster means you get paid faster. This isn't hourly. It's a project fee. Move fast, deliver quality, and you're done faster with clear payment at each milestone. Next Steps We're serious about ongoing work. After this conversion project, we've got more projects lined up that are bigger and more complex. If you do solid work here, we're bringing you back for that. This isn't a one-time gig. We're building a relationship with someone who gets our vision and delivers.
