Completed in 1963 and recognized as one of the first high-rise residential buildings in the Los Angeles area, Doheny Plaza is a 13-story, 90-residence mid-century landmark that has been carefully modernized over the years, including a renovation that added a saltwater pool, fitness center, sun deck, and guest suites. A building with this history calls for an engineer who respects it. Our residents expect a building that runs flawlessly, and the person who makes that happen is our Chief Building Engineer. We are a stable, well-run association that values craftsmanship, takes care of its team, and gives a skilled engineer the room to run a first-class operation. Caring for a building of this age also means knowing how to keep mature mechanical systems performing like new, and planning ahead so they stay that way. About the role We are looking for an experienced Chief Building Engineer to take full ownership of our physical plant and every mechanical, electrical, and plumbing system in the building. This is the senior on-site technical role. You will operate and maintain the central plant, run a disciplined preventive maintenance program, manage outside trade vendors, and respond when needed, day or night. If you take pride in keeping a complex building humming and you know a central plant inside and out, we want to meet you. You will report directly to the General Manager and work closely with the Board of Directors. What you will do Operate and maintain the central plant: boilers, chillers, cooling towers, pumps, and all associated controls, keeping comfort reliable and uptime high. Run the Building Management System (BMS) and building controls day-to-day: monitor alarms, review trends, work with PLC-based control systems, and tune setpoints to balance comfort with energy efficiency. Manage the chemical treatment and water-quality program for condenser water, chilled water, and boiler loops, including chemical controllers and Legionella risk management. Build and maintain a written preventive and predictive maintenance program, and track all work through a log or CMMS. Diagnose and repair across plumbing, mechanical/HVAC, and electrical systems, from domestic water and circulation pumps to air handlers, panels, and the emergency generator, using schematics, wiring diagrams, and standard diagnostic instruments such as a multimeter. Perform minor repairs and general upkeep, including minor painting, drywall patching, and touch-ups. Supervise and direct on-site maintenance staff, schedule their work, and check the quality of completed jobs.
Keep the building compliant:
schedule and pass required inspections and certifications for fire/life safety, backflow, elevators, boilers, and the generator. Manage outside contractors and specialty vendors, verify their work, and confirm proper licensing and insurance. Respond to resident requests promptly and professionally, with the discretion expected in a luxury setting. Serve as the primary on-call responder for after-hours building emergencies. Assist the General Manager with the operating and reserve budgets and recommend the optimal timing for major repairs and equipment replacements. What you bring A minimum of five (5) years of hands-on building engineering experience, including direct experience operating a central plant in a high-rise. Prior experience as a Chief or Lead Engineer is strongly preferred. Hands-on knowledge of building management systems, central boilers, cooling towers, large-tonnage chillers, and chemical controllers. Thorough working knowledge of plumbing, mechanical/HVAC, and electrical systems, with the ability to troubleshoot and repair across all three. Ability to read schematics, wiring diagrams, and technical manuals, and to use standard diagnostic instruments. Leadership ability to supervise and direct on-site maintenance staff and outside contractors. Sound judgment under pressure and a calm, professional presence around residents. Comfort operating a BMS/EMS interface and basic computer skills for logs and email. Availability for on-call and after-hours emergency response, including nights, weekends, and holidays as needed. Welding and basic fabrication ability is a plus.
Certifications Required:
Valid California driver's license.
Preferred:
EPA Section 608 Universal certification, a California boiler or stationary/operating engineer credential, backflow prevention assembly tester certification, water treatment or Legionella awareness training, Certified Pool Operator (CPO), and OSHA 10 or 30. Physical requirements This is an active, hands-on role. You should be able to stand, walk, climb stairs and ladders, work in mechanical rooms and on the roof, and lift up to 50 pounds, using proper protective equipment. Compensation and benefits
Salary :
